Well...Douglas and I may be buying our first house.....from his parents.

They want to sell their house quickly for cheap so they can move in with my FSIL because his mom requires so much extra care. So its possible we will go ahead and buy if from them. It needs a -TON- of work but the price/value factor is really good.

Douglas and I didnt think we would be able to buy a house for atleast 5-10 years and we where putting off having a family for about 5 years or so untill we where close to/could afford a house.

Doug has lived there his whole life and I know he would like to live somewhere else but I think the chance of being able to afford our own home so soon is just too good of an opportunity to pass up...

plus we can sell it in 3-5 years for a substancial profit after we fix it up and the housing market isnt so crazy.

Its only going to cost us like 400/mo more than renting so now I just have to get H2B excited and his family on board. I think they will be so happy to see that house in prime condition again. ^.^

Congrats! We are closing on our first home next Friday. Its exciting...and even if its not your "dream home" you can always fix it up and make a huge profit on it to put towards your dream home together.

BTW Talked it over with Doug in detail today and he was totally on board! He loved my ideas with the place and thinks his parents will be into it too. He said he wants to talk with them to see what plans they have. If they want to move out in the next month I dont think we can make the first mortgage payment...perhaps they will let us pay theirs (its like 1/2 of what ours will be) untill we can afford to get the whole ball rolling...DIY Skills will come in handy I think....

That's great news!! Jon and I just bought our first home in April and it's just wonderful. Prior to this we used to rent and apartment with his parents underneath us....totally wasn't working once we got married.

I hope everything works out the way you want them too :) Good Luck!

I think that's great! Hope everything works out. And maybe his family, since they are trying to move quickly, will allow you to just take over their mortgage for a few months until you can get everything situated. That would be ideal! Keep us posted! :)

the floor plan looks excellent. are you putting your dining table in the kitchen and doing away with a dining room altogether?

Formal dining rooms are kind of going out of style here in CA most people are looking for more bedrooms. What I am going to do though is eaither take the media room or the family room and put a dining table in there with a Topper that will convert it into a pool table. Ive been working on the design for that. ^,^ we would use the pool table most of the year and we can take off the top for when we have company.

Especially since this is a starter home. plus we can always have the dining room just its a pool table most of the time!

I went and saw a few manufactured homes today. I was always against them untill I actually went in one...They where better looking and better built than some of these thrown up tract homes...really beautiful inside too. This might also be an option too. ^.^

Congrats on the new home, design looks excellent.
Being a homeowner is lots of work but well worth it. You finaly have a place you can punch holes into the wall, and no one can say no you can't.
Tell hubby to invest in some plumbers gloves, they work great when plumbing breaks or backs-up. I should know, just replaced the wax seal on our toilet, they make the job less messy.
Now off to my fire pit for some beer :drunk: And have lots of that around, it'll get him to fix anything.
And the DIY Network site, lot's of info on home repairs and remodeling. Has helped me a few times.

i too like manufactured homes. most of them are very well built and insulated very very well. and most of them have wonderful floorplans. they definetly do not make them like they used to. it is really a shame they most times get such a bad rap against them.

Yeah...i was -amazed- ok...I can say it I am a -snob- when it comes to things like that and I was totally in love with the idea. They where so nice inside and comfortable, affordable and roomy...they are so different from what people would think and most of them dont look like they where manufactured at all. Its a big option but we have to find land first...

several places around here even offer deals on land and homes together. if you don't own property and you tell them where or what area you would like to live in then they will help you find the property and combine the two together into one payment. of course then if you lapse or something on your payment you not only lose your home but your land as well. So some people opt out of this. But the way i look at it it is no different than purchasing another type of home. Afterall it sets on land too. lol

I like your floor plan that you've come up with. I hate formal dining rooms....though our new house has one....but not much else you can do what that room with how our floor plan is set up. I hope all goes well with the possible home buy.
