Brian and I put an offer in on this house and it was accepted! I'm practically closing date twins with FFC, so I thought heck! I better post some pics!

Congrats!!!!! YAY for closing twins :happy: I can only see the outside of the house - the rest of the pics must be blocked by my work server. It looks great! How big of a lot? It looks kinda secluded - VERY cool!

Here's a picture of our son's room. He's a Chicago Bears fan, so the orange and blue could have worked, if they didn't paint the name Joshua or all of those planets/stars on the walls! So we'll be repainting it a denim blue with a red accent wall.

Here is a picture of bedroom 3. I liked the paint in this room, as we'll be using it for a baby room (eventually). But Brian hates it, so we'll be repainting it a medium brown. I figure I can add blue or pink accents, depending on the baby's sex.

There's ANOTHER fireplace in the basement! That was a huge selling point for us.

There's also an office in the basement that can be converted to a bedroom. Because it's a split level, all the windows in the lower level are normal size, so we don't have to worry about breaking any fire codes. Here's the pic (we will be removing that hideous wallpaper if we ever do use this room for a bedroom):

Here's a picture of the backyard. I can't wait to see what the grass looks like! Their kids built the snow fort. Beyond the fence is a farm field, so we will never have backyard neighbors. Another big selling point.

Overall, we're really excited about our purchase. We only have to paint the three bedrooms. I love the colors of the living room and dining room upstairs. The kitchen is a yellowish-white, so I can live with that for awhile. We went to a carpet store yesterday and picked out carpeting for the whole upstairs (we chose a single color, instead of a different color for each room). The store has a no interest/no pay until August of 2010. So we couldn't pass up a deal like that. I'm more excited to get out of our apartment!!!

Thank you!! :o That first pic I pulled off of a website, but the remaining interior pictures I couldn't do. So I had to save them to my computer and upload to Photobucket. Lot dimensions are 80x125 and it was built in 1989. The house is in a residential section, but our side of the street has that farm field behind it.

Awww....what a great house! Congratulations! I love the fish room too, but then I am a sucker for whimsical kids rooms. Heck, I don't even have kids but painted a room in my house to look like a kids room with bumble bees and clouds at the top of the walls! Then I found a great little carpet that had all kinds of colorful beetles and butterflies on it- added a white iron daybed and instant guest room!

You will have such a great time making your house into a home for your family!

When we had the home inspection, we were disappointed that the lower level fireplace had to have the chimney liner replaced. It wasn't even in working condition! The sellers had agreed to replace it, and it will be in working condition 5 days prior to our closing date. I wonder why they never used it?! We're envisioning having parties and definitely using the fireplace down there!

Brian never heard of that story. So he wasn't too attached. I remember reading it to my son, though, when he was little. I thought it would be a perfect unisex baby room. Oh well... as long as Brian's willing to throw some primer and paint on the walls, I won't complain. You know, that room even has some silver scales painted on the fish. It is really cute! And I'm sure it was expensive to have done, too.

I want a fireplace or wood stove down our basement too but they are talking about banning them here. We won't have to get rid of our existing fireplace upstairs but if the ban goes through, we won't be able to buy one or have one installed. I would also like nothing more than to have one in a master bedroom - ohhhhh that would be lovely!

That house looks wonderful. Im so happy for you guys. Were buying a house to. We close on the 26th. I feel your excitement. lol Ours is a forclosure home so there is alot of cleaning up to do. Gahh. Luckily we got the bank to fix the biggies. I hope it all goes well for you guys.

Congrats on the new house! The bar would have sold me :) And I love that you won't have neighbors backing you, that's awesome. The biggest thing I don't like about our house is that we're literally within 6 feet of the houses to either side of us, and I feel crowded.

This year I'd like to start planting the lilacs and other bushes that will go up along the fence and hopefully help to give us some privacy! I want to create the illusion that it's just us in our own little world in the back yard.

But I also like your two fireplaces -- we only have one, in the living room. We used it a couple times this winter but we were disappointed to learn that all the heat went right up the chimney, instead of into the room.

It looks like a great first house for you!

I love the smell of lilacs! My mom has two bushes and they are sooo pretty. I think I will have to plant some, too.

I'm excited to use the fireplace, but maybe all the heat will go up our chimney, too. I can't wait to find out!

Thanks! You know, you just have to be patient. We'd been actively searching since June and it took 8 months to find this house. That was a long 8 months, but it let us save up some $$$ for the down payment. Good luck with your search!

We locked in our loan rate yesterday afternoon. 5.375% on an FHA loan. Yay! Still waiting to hear back today on how our appraisal went. On paper, it looked like the purchase price was high (about $5k). So we'll see what the appraisal report says, since the lady went out to the property yesterday.

The appraisal report came in at $207,000!!! We had the original purchase price at $213,500. Guess what? We sent over an amendment to our offer and lowered it to $207,000. We're hoping the sellers will accept, because our loan will only cover $207,000. We'd have to come up with the extra money, and we are NOT paying more for a house than what it's worth.:urgh:

YAY! Good for you guys, and I'm very relieved on your behalf that your sellers agreed to lower their price to match the appraisal.

We have an FHA loan too and I thought that the FHA appraisal was the most nerve wracking part of the whole process . . . we actually had to have the guy out *twice* because WE had to fix the plumbing (our house was vacant and foreclosed and around here, you have to turn the water off otherwise the pipes will freeze and burst and utterly ruin a home) . . . and WE had to pay to get the water and heat turned back on . . . and the whole process took TWO WEEKS!!!

After the utilities were turned on and we left notes in the house promising to fix everything that was obviously wrong (not a whole lot) the house was finally appraised at a mere $6000 over what we'd offered.

Thank goodness!!!

Oh -- and it took the selling realty company NINE MONTHS to come get their lockbox from the front door! Which they didn't do until they got word from the title company that the deed and title etc had FINALLY been transferred into our name (again, 9 months later) from the mortgage company who previously held the prior mortgage.

*grrrr*

FHA loans are, in some ways, the *worst* things to have to deal with, because of all the extra hoops that you have to jump through with them.

Congratulations on making it over that hurdle! Now all you have to deal with is the closing, and then the house will be yours!

I just found out our loan is approved! All of those paperwork hoops (tax returns, paycheck stubs, bank statements, 401k statements, 401k withdrawals, deposits, etc.) YAY!!! I'm done with having to get a piece of paper for every dollar and cent that we have!!

Closing is still set for Thursday March 12th at 4pm! :whoohoo:

Thats great news!!! In one week you will have a new house!!!

I know how you feel about all the paperwork. We were cashing in some savings bonds that FH has had since he was a kid for our down payment. Now, I'm not talking about like a three or four, we are cashing in about 60. They needed copies of every single one!! I totally feel your pain and I can't wait until we are done providing all of our finanical info to them either!!!

I got an email from our realtor over the weekend, stating that while the sellers were moving, "a glass and/or bottle of RED wine was spilled in the living room. The sellers also mentioned you'd be getting new carpeting, so they weren't sure if this stain was something to be concerned about." :icon_barbar:

Heck YES they need to be concerned! These are the same people that wouldn't let us have a guy from the carpet store come in and take measurements and then they go and stain the current carpeting with RED WINE?!?!? Even though we are having the carpet replaced before we move in, we don't want to be looking at a big red ugly stain. Where do they get off thinking the carpet doesn't have to be in the same condition as when we made our offer? DH just about blew a gasket over that one. We told our realtor that they had to clean it with a Rug Doctor or similar appliance and I heard back from him this morning that it was "taken care of." Who knows what that means. Our final walk through is tomorrow at 6:30pm. I cannot WAIT until this whole process is finished! :irked:

That is horrible! I would be mad too. Besides, if you are moving, regardless of celebration or not, why would you have something like red wine out in a place where it would be potentially knocked over on carpet? I hope everything goes well tomorrow!

OH MY. Who does that? I can see knocking over a wine. Accidents happen. But calling and saying "we aren't cleaning it up because you said your getting new carpet right?" That is just gross. Some people are slobs.

My mom had the same problem with her house about 8 years ago. We did a walk thru and the house was super clean. We allowed the family to live there till the end of the school year, he was my vice principal at the time. Were were renting until the end of the school year anyways. It worked out. But when we finally got to move in, it was like a totally different house on the inside. In only a few days short of two months, they managed to trash the house. It took us a month to get it all cleaned up again. Totally disgusting. Fast forward to a few weeks ago. FH's aunt was talking about how the old owners were moving back to town and I got a wierd look. She asked me what was up and I told her they were messy people and about the house. I didn't know that his aunt thought the old owners could do no wrong. She kisses the ground they walk on. :bbredface: oops lol Now I know never to bring up that one. She just blew it off but i know i pived her off. lol

Thanks you guys! Closing was a real treat. Lots of papers to sign. It took about 45 minutes, so it wasn't too terrible. Then we drove to our new town and had dinner at a local restaurant. While we were eating, our realtor called to say the sellers had forgotten to take their garage door opener out of their car and how we'd have to go to the seller's realtor's office to pick it up today. DH was irritated, but... what are you going to do?!?

We spent a little time ripping down wallpaper border last night. Today DH took the day off and is sending me pictures from his cell phone of the goodies he's buying at Menard's. Then he's going to dust the trim and get it taped up! Our painting party is still on for tomorrow at 8am! I'm happy it's all over!

I KNEW you guys wouldn't be able to wait! And I'm sitting here at work without a card reader to upload the pics! Gaahhhh! I'll do it tonight after work. It was an extremely productive Saturday. We started at 8:30 and finished by 6pm. That's three bedrooms and two bathrooms. Who knew that my LEGS would be sooooo sore. They still hurt a lot today. I am so out of shape it's not even funny.

We went to Menard's yesterday and bought a new light fixture/fan for my son's room. We spent the afternoon putting it up. His room is a medium blue shade with a silver ceiling fan. It looks really cool! I'll be so mad because his room will be done before ours. I'm on the search for black/beige curtains to match our new comforter set. I'll post a pic if I can find one.

I'm so glad to hear you got it all done! How many people did you have painting? Did you paint the trim a different color? I'm wanting to do two tone at least in each room and wondering how much time that'll add. How long did it take you to tape it off?

Last night was not my night. I spent about 20 minutes putzing with the pictures and getting them on photobucket but were too big. So I had to redownload them. When I got that straightened out, I made a post on this thread and my internet went out on me. Sooo frustrating! So here it goes again:

It took TWO coats of primer since all of that stuff was painted onto the wall. I'm disappointed with this picture color. It's probably a shade in between both pics. After:

Brian was putting together a new silver light fixture/fan for DS' room.

Master bedroom was sponged purple, with a dark purple accent wall (darker than this pic). Brian spent Friday scraping down the wallpaper border. Before:

We painted this room a tan color. It goes pretty well with the bedding (it's in the picture, too, not on purpose though.) and doesn't it really bring out the pink in the carpeting?!?

We also painted two bathrooms, but I don't have the before pics. It took about an hour to tape all of the rooms and we didn't mess with painting the trim or anything. We think the trim looks good as is. It was awesome to paint without too many drop cloths since we're getting all new carpeting on the first floor.

Now we're moving in this Saturday but our new carpeting doesn't come in until March 30th. So we'll have to move the furniture all around TWICE! That was a bummer, but we'll be happy when it's installed. Now I have to pack our apartment, and I hate packing. I think we'll be in this house at least ten years. Yeah, I'm pretty much hating photobucket these days. It takes forever to download the pics and then if you have to edit them... just waaay too long!

I haven't had a problem with uploading - it's just that PB is blocked by my work servers and I can't view the pics. But I am having a problem with the [img] code not copying when I click on it - I have to open every photo in order to copy the img code :irked:

Aaaanyway - i'm lookin forward to seeing the pics!!!!!!

The rooms look great! Although I have to admit I made a sad face when I saw the fishy room was painted over....lol. But, that room looks great as well! :D

Now all you need is a nice warm bath with some Epsom salt to help those aching legs. :D

Thanks for the compliments! I never thought of Epsom salt, but I betcha that would work. My legs are still sore today! I was tempted to use some of that arthritis cream and smell like an old lady today! LOL!

Vistaprint had an offer of 100 postcards for FREE! I know many of you have used them for your STDs and such, but I found this one for our Open House invitation! I ordered them on July 2nd and they shipped today (I used that super-slow shipping option). So I'm pretty impressed at this point. I didn't want to call it a Housewarming because we don't want any gifts, so I thought an Open House was a better phrase...

I thought the paint swatches and splatters were appropriate, plus they're nice summery colors! Please tell me these don't look like invitations to a painting party... :bbeek: I ended up splurging for the color printing on the back, so with that and the shipping it came to $15. Not too shabby!

I'm also hoping to have the baby's room finished by August 22nd, along with some new tiling in the foyer and master bath. I'm hoping DH will get his butt in gear now that we have a party date set!

I love em!!!!!!!! We are going to be doing ours in August as well - or so that's the plan :)

Open House is a good term to use if you don't want gifts - GREAT idea that I might have to borrow :)

It was fun. There was a big push that last week to get pictures hung on the wall, trying to make it look like we live here! :p It was shorter than I was expecting, most everybody was gone by 6pm. But we got good use out of the screened-in porch behind our garage. And we received two bottles of wine, some sets of dishes off our BB&B wedding registry, and other homey things. I had to write about 10 thank-you's and it totally reminded me of writing them out for the wedding! Thanks for asking!
