We only been searching for 2 days this year but we have been looking on and off for the past year.Both of us working in the housing field we are both so picky. I worry about the floor plan and layout while he cares about hardwood floors and crown molding.
So we are on our 3rd investment and this one we plan on living in for a while. Yanno do the whole raise the kids type thing. The 1 thing I absolutely hate about this house is that it is 15 miles from my job. That's a 30 minute drive not including traffic.
We did find a place in our budget range (Max was 250,000) The house we found is a new construction house for $225,000 reduced from over $350,000. I forgot the exact price but the subdivision is uncompleted and we talked to the builder and they said they wont be building until the economy picks up.
The actual street we picked is completed but the its the inside of the subdivision that isnt.
I am iffy if this is a good investment or not.
4 bedroom 3.5 baths, fully upgraded with hardwood floors, granite counter tops, 3 car garage, 9FT Ceilings on Main, 9FT Ceilings on Lower, Disappearing Attic Stairs, DSL Connection, Trey Ceilings, Walk-In Closet(s), Wall to Wall Carpeting and 2 fireplaces.

We found another house similar to this one which I LOVE the house and LOVE the location but just out of our budget at $298,000, it's more of a higher class of neighborhood than the other one. The other one is more of suburb living. This one is also 5 bedroom with upgraded everything. I really fell in love with this one but husband says it's out of our budget. This one hasnt been built yet and this subdivision isnt finished as well but the thing the other subdivision is being built by a family owned company who is small compared to this centex built house. This subdivision isnt finish but there is a more possibility that they will start building more faster. This house is closer to Atlanta therefore more expensive. It's 5 minutes to my husbands job and 10 to my job.

Ditto. In my area it would go for at least $800K-1 million.

Rosalyn, both homes are great....but I would recommend sticking in your budget.

i love them both (especially compared to our house that we only paid 25,000 for it was a repo) ha ha) but im a stong believer that you have to pick the neighborhood that will be worth your investment.

these houses are actually marked down at least 50% because they are in unfinished sub-divisions. The houses around them are at least $350,000 plus, the second one, has a house that sold for 1.3mil in the center of the subdivision.
Some of the houses do have basements but the ones we looked at didnt.
We talked to some of the builders and they stopped building because of the economy. They dont know when they would build again.
The first subdivision looks like it maybe at least 60% done and the second one was 40% done.

Wow they both look great!! Ditto on the amazement comments! I live in a VERY expensive part of MA. I actually paid a little less then your budget (240k) for a 2 bedroom, 1 and half bath, 1300 sq townhouse. This makes me what to move to GA!!

Some of the houses do have basements but the ones we looked at didnt.
I have found out that most all houses at least in the north - north east do have a basement of some kind because otherwise, they would heave with the winter frost / spring thaw. Interesting :)

Yup, those would be around $500,000 by me! About 97% of all houses by me have basements. Its very rare if they don't and if they don't, they don't have a really good re-sale value.
As for which one to choose, I would consider this. How long are you planning on staying in the house? If only for a few years until the subdivisions are completed, go with the house that the subdivision is 40% complete so you can turn it around and sell it for more. If you are planning on staying for a long time, then which ever house feels like "home". Although, I think that first one is just soo cute!

I was going to add this too, I don't know what your budget is, but if you like the last house, you never know what will happen with a low offer. We are in the process of purchasing a house, and we offered them $20,000 below the asking price and they accepted, no questions asked. Granted, it was a pre-exsisting home and there was some repairs that needed to be done, but with the way the economy is, you never know.

Same story here. I thought we were just starting the negotiations. We were totally surprised to find out that they accepted our first offer.

Had to share this-
Friends of ours who are getting married in May just bought a house (4 bed, 3 bath 3200 sq ft). It was listed at $495K....they made ONE offer of $405K and it was accepted. Just goes to show that people are going through tough times. :bbredface:
So, by all means....offer low!!!

Ok guys we finally decided on the first house After looking at about 60 houses we decided to come back to the first one we looked at. We are putting an offer in today for $200,000 and seller pay all closing cost. He was listing the house for $225,000 and the house is valued at $300,000.
Oh yeah its a 4 bedroom 3.5 bathroom
Our realtor got the scoop that originally it was purchased for around $300,000 when they first built it. The people couldnt afford it and sold it under market value to some investors who thought they could flip the house. Right before the market crashed. Now they are stuck and no one is buying so they reduced there price dramatically.

They both look like beautiful houses. My advice: Buying a house is a big investment that can bring many positives from a financial stand-point (tax breaks, appreciation, rental income, etc.) My advice is to try to let the emotions aside and focus on the facts that make it a good or not-so-good investment. Look at the numbers of similar houses sold in the area, price per square foot, pest report, etc.
Things like floorplan, ceiling height, window lighting IMO are more important than the type of flooring or paint the house has. Those are things than can be changed over time. Adding hardwoodfloor, kitchen, bathroom remodels, etc. later on is a great way to add value.

I love the first house based on the picture. Also, I understand the sub is not completed but if your plannin on sticken around a while to raise kids and such I still say the first since the economy is and will get better thus the value will go up later. Good Luck happy hunting!!

awe boo :( he didnt accept our offer and counted offer at $222,250 which is only $2,750 off his listed price of $225,000.
We were pre-qualified for $350,000 and our max we wanted to spend was $225,000 but for me not that house. I wasnt in love with it as my husband was.
Guess we will keep on looking.
I guess for me it was no loss since I wasnt in love with it. It was too far from my job, I didnt like the floor plan as much and the backyard was a bit small. But I could over look that and compromise with him but only if our monthly payment was no larger than $1,500.

It was never lived in, looking from the realtor listing it was purchased from the builder by his own company. Probably refinanced or something. I looked up the company and it is out of business so now the property is forclosed.
We peeked in the and the house was gorgous but it was like 7pm at night and all the lights were out but we could still see a little bit of it.
I'm going to ask our realtor today why it is like that. We checked out the neighborhood and 2 other house are forclosed and 2 more are for sale.
I remeber last week my realtor was saying that all these people were buying big McMansions but could afford it. But they got approved for the loan 100%, got loans to pay off their mortgage and before the market went south refinanced took the money and left town. She said thats what mostly happen and why the housing market crash.
I dunno if this is the case but I'll ask.

Yep- With a Central Vac all you have to haul from room to room is the hose and the attachments. Each room will have a place where you hook the hose into. Heck, with a house that size though, I would want a maid! LOL

We did make an offer of $210,000 last night right after the walk through.
All I have to say is OMG the house was AMAZING!!! They left out pics of the best part!! The master bedroom, bathroom and closet!! The M. bedroom had vaulted ceilings, double entry doors and its LARGE!!
The bathroom has a WHIRLPOOL Tub with detached shower, double vanity grantie countertops and walks into the double walk in closet. When you first approach the closet it looks little but when your right in front you can either go left or right around the corner and there are 2 sides full of closet space!
The kitchen was gourgeous!! My husband was showing me this kind of like slot in the kitchen cabinets near the floor. He said you sweap the kitchen leave the dirt in front of it and turn on the vaccuum and it sucks in the dirt... so cool!
5 bedrooms upstairs and 1 bedroom downstairs with a full bath downstairs. The guest rooms are large too!
Our realtor talked to the realtor whos is handing it and he said the house has been sitting for a long time and has no other offers for it.
As for the 1.6mil it was printed incorrectly on the form I had. The builder paid 1.6 for the lot of the 4 house around me for 1.6mil. thats how much his loan is.
We talked to a few of the neighbors and in 2006 they bought their houses for $300k and up. But this is the only house in the block that has 6 bedrooms!!
Oh my gosh.... good luck and I'm keeping my fingers crossed for you!!!

We had a central vac growing up in my parents house OMG - I loved it. No emptying bags, its so much lighter than a stupid bulky vacuum. That is definitely one of things that I want to get in our new house. There is flat piece you can use to vacuum your hard floors, instead of sweeping.

Yeah! I am so excited, the realtor said they should get back with us sometime today. She faxed over the offer last night.
I cant wait until we start customizing the house. My husband is a contractor so he already has ideas for tiles designs and building this and that. lol I am so excited.

Well it looks like they counter offered at $229,000 with 3% closing cost.
Their realtor says we still have lots of room to put in offers.
So we put in an offer for $217,000 with 6% closing cost. Our limit and final offer will me $220,000 with 6% closing cost.

I just really hope they pay the closing cost otherwise its more money out of our pocket. Which could be used in remodeling the house. Luckily the guys at work have been giving me lots of Home Depot gift cards because they know I am looking for a new house.
I've been so frugal lately its not even funny lol bringing my own lunches, making dinner instead of going out, no candy, gum, snacks I usually buy at lunch.
I hope they accept our offer at $217,000 that would be the best. :)

Our agent says its because we want them to pay the 6% closing cost. It's not like the counter offered they just plain rejected it.
SO today we are submitting our FINAL offer.. and I mean if they dont accept this then we are house hunting again! :( It's sad cause I really love that house.
Anyways Our final offer $220,000 with 3.5% on closing cost. I hope they just say ok ******!

If it makes you feel better, in the even that you have to walk away, there will be another house that you will love better. I know it sounds crazy, but everyone was telling us that and its actually true. It makes you look at the others you loved and you think, "uh, what was I thinking?"

Well guys I have Excellant NEWS!!
They accepted our offer verbally today!!! YAY!
For $220,000 with 3.5% closing cost, Including 1 year home warranty, 1 year title warranty, all SS appliances stay, all blinds stay, and they pay for termite inspection.
Woo hoo! My realtor is heading back to her office right now doing the paperwork and send it to me to sign and Inspection for Monday!!

It means the lender is accepting less than the total amount due. Yes the bank owns it and right now it is just considered a piece of paper on their desk. They just need to get rid of it and get some money back even if it means loosing money. Thats why they went down $14,800 even after they lowered it $100,000. With todays economy that house would still be sitting there for a LONG time.
They rather get something rather than nothing for it.

That's AWSOME. The market is crazy here - investors are snatching up anything under $200k that they can flip and turn over, which makes it hard for little us.

yes they are doing it here too, 3 of the other houses in the cul de sac were picked up by investors who plan to flip.

First we have to get new fridge, I want one of those stainless steel 3 drawer ones, and top loading washer and dryer.
Then we are building a large fence for the backyard, with pergola with kitchen. Something like this

In the sitting area we are going to do custom bookshelves.
Next project would be all the guest baths have those plastic tub and walls, husband is going to retile everything in both bathrooms.
Then We are going to rip up the laminate hardwood floors, do ceramic tile in kitchen and real hardwood in dinning and living area. Get hardwood on the stairs as well.
Then retile the whole master bath and kitchen area. He wants to do a decorative backsplash.
I am glad my husband is in that industry :D We get lots of items discounted and he does all the work or his uncle knows how to do it.
Custom shelving in the master walk in closets.

still waiting on the acceptance letter.... They said we would get it yesturday and then yesturday they called and said they would get it to us today.
i hate waiting!!
Don'tchya hate that! We were told we'd get our appraisal results on Saturday and didn't get them till yesterday - TUESday.

looks like more waiting for us lol Talked to realtor and the sellers realtor is having a meeting with the banks at 3pm and will get our paperwork signed and we should get it tomorrow.
Also this is going to push our closing date back to April. Which is good for us, an extra month to get more fund together. I'm happy with that

Well guys bad news :( I cried for about 20 minutes then I stop thinking about it.
The bank responded last night and said they have another offer (more than ours) They basically said put your best offer in... but that was our best offer :bbeek:
so thats our sign not to get a house this year, we are done looking!
We did the same thing last year and we were right about the economy.
just sad because I really liked that house
Oh my gosh I'm so sorry to hear! That's odd - weren't you the only offer in for months, then someone comes in while you're pending and offers above you? I think you're right about this being a sign, although I hate to say it. I hope you find the perfect home when you start your search again. Hang in there!

That happened to us with the first house we put an offer in. They missed the deadline to accept/respond by like 1 1/2 days only to find out there was another offer. I totally know how sad you must be feeling. Its hard when in your head you were already living, decorating and raising your family!!
