View Full Version : So excited/nervous/anxious/relieved!

As some of you may know, we have had our condo up for sale since October. We've had a few people interested, but after they looked it was always something stupid that they didn't like. Like, all of a sudden they don't want a condo, there is no coat closet, wanted three bedrooms, etc. Its been frustrating to say the least. Awhile back, we put an offer in on a house that we thought was the perfect house, but ended up in a bidding war and later backed out due to greedy sellers.
Fast foward to yesterday. We fell in love with a house. We are putting an offer in tonight. Its a bit higher than what we originally wanted but the location and house is absolutely perfect. Our initial reactions were Dan LOVES the house and so do I, but I get so attached to things and didn't want to be disappointed like I was last time. We also had a showing at our place while we were out housing hunting.
I get a call from our realtor this morning saying that the people LOVED our condo. They wouldn't be able to close until the first or second week in March, and needed to look around for a bank that wouldn't have such high closing costs, but our realtor said that they would most likely be placing an offer by the end of the week.
When she told me that, I just started crying. All of our prayers have been answered and at the same time. I still have reserves in case something happens that maybe they decided they didn't want it or whatever.
So, we will know more by the end of the week, but for right now, I'm so overwhelmed with emotions I don't even know what to think. Please keep fingers/toes/legs/arms crossed!!!!!!!!

BTW: Why is that realtor's know what you are looking for in a house/condo or whatever but always take you to something you are not looking for? Gives everyone's hopes up!

I know, right? That happened to us twice, and we've only had like 4 people come through the place. Its so frustrating. I'll just be happy when this whole thing is over where my house doesn't have to look picture perfect everytime I leave. :irked:

Thanks! Except, now we don't know what we are going to do. Taxes raised $800.00 this year. So, with the higher price on the house and higher taxes, we are looking at $200.00 more per month than where we wanted to be. And looking at the tax listings, taxes are high, high, low, high, low, high, high, see a pattern here? I don't know if I want to have taxes fluxuating that much.
I if we could get our condo sold this week, that would be a step in the right direction.

How exciting!! Matt and I are house hunting as well - it sure is a stressful job that's for sure. I hope it all works out for you!

Sit down and realistically crunch the numbers. Look at where you can save $$$ as well.
It's amazing how little things can add up to so much. Can you cut out a daily latte? How about TV - one cable package less? Can you car pool to work and if so, can you sell one vehicle? What are you willing to sacrifice to make this place your own?
One thing my parent's decided to do when they got their first place was to rent out a room, to a student - do you have a college or a university near by?

Thanks, and as you wrote this I was just discussing my boss the pros and cons to the house and really the only negative is the taxes. I guess Dan and I have to decide is higher taxes worth losing a house we love in the perfect location? As it is, I am driving over 30 miles less to work per day and he is driving about 20 miles less per day. So, we are less on wear on our vehicles and less gas money. This house would also put us in a more populated city which means we won't be driving a half hour to get to the mall, rather we will be only 15 minutes. Plus, we are two houses down from the elementary school which would be great when we have kids. Ugh. So frustrating.
Tonight is decision making night. I will keep everyone updated!

We went through the same pros and cons :) We won't always be strapped for cash and we have cut back on some things (especially since I was laid off) but, in my mind, it's all been worth it. I love our home. I am glad we took our time looking and I am so glad we didn't "settle".
If it's realistically do-able, you will find a way to make it work too! If not, then your "even more perfect home" will make itself known to you shortly :)

After crunching some numbers and sometime to talk it over, we went ahead and put the offer in! In fact, our realtor just left. We found some things that we could cut each month, like our eatting out and spending a little bit of money here and there. When it came down to it, it was "our" house already and the extra taxes only raised our payment $40 a month. Which is a lot when you think about the annual aspect of it, but like I said, in our minds we are so there already. Was $40 worth losing our dream house? Nope.
So about the house. The house is only 9 years old, 3 bedroom 2 bath ranch and as cute as can be! I will be able to post pictures once we/if we get it. But the fact that the house is really new and we won't have to stick the money into repairs was another huge thing for us.
They have until Wednesday evening to respond back, but our realtor and their realtor have been talking and the numbers match up, so we'll just have if they agree to all the "extra's".

So I just got off the phone with our realtor. We just got the offer for our condo! We are going to have to counter back at because we just need $1,000 out of them.
THEN - they accepted the price and everything on the house we put an offer in, just a few small things they didn't accept like washer and dryer. Which I'm fine with because it is $20,000 off of what they were asking!!!
OMG - I'm so excited! And nervous for that first mortgage payment. We probably won't close until March sometime which give us some time to save more money!! AHH!

Yeah, that will be an expense!

At least March won't be too bad to move, unlike now where we are up to our eyeballs in snow!

I hear ya about the snow! The only thing I hope is that there isn't a warm stretch and the ground thaws which equals mud in my new house!!! In which case, I'd rather have the snow. At least its clean! But then also, by that time spring will be on the horizon and I can enjoy my yard and planting flowers and a garden!

Thanks! - You know its funny, because that kitchen is the exact same set-up as my kitchen now, so I don't have to re-arrange everything and I won't be digging through cabinets thinking, "now where in the heck did I put that?!"

Good idea! I'm just happy that 2009 is turning out so good for us, including my family. its refreshing because 2008 wasn't that great.
What about you? Any luck on your house?

Nope - Not a word from the realtor lately. My contract with her is up early February so I have to make a decision as to what I want to do next. I'm considering renting it out for a while if my neighbor's nephew who just got married would be interested in renting it. If he isn't interested, I will probably take it off the market for a month or two and then re-list it once more in the spring when hopefully more buyers will be looking. My biggest competition is all the foreclosed and short sale houses around the neighborhood. While my house is move in ready, it is small (1100 sq. ft) and people can buy a much bigger house to fix up for the same money.

I'm in the same boat as you. Plus the MA market is still really bad.

Well, I hope everything works out for you. Its interesting because I don't think the housing market up here has really slumped as much as the rest of the country. Sure, certian houses have been sitting for a year, and the foreclosures are absolutely horrible up here (like rotted floors, and completely trashed). Like I said, I'm pulling for you!

So we accepted the counter-offer on the house tonight!! We also counter-offered the potential buyers of the condo. I need some re-assurance ladies. So, after we dropped the price, we dropped to a price where we didn't have much room to move. So, they came in at $2500 lower with us paying the closing costs, which just isn't happening. So we countered higher, paying the closings, which I hope they accept. I just don't want them to walk because then this whole thing will be over. I'm so nervous, but of course Dan is Mr. Calm about everything.

Oh I'm sure thats it, but it sounds like I'm the same way you are with worrying!! I always think the worst of everything and thats what I'm doing right now!! :irked:

Ugh I totally understand the frustration you are going through because we are in the same exact boat! hang in there and I hope everything works out for your house buying/selling! right now the market is herendous and heartbreaking for a lot of people!

So, my frustrations continue. They countered at $500.00 higher than before, which is no help to us. So, Dan and I are figuring at this point if we want that other house and we want out of the condo, we are going to have to bring some money with us the day of. We are figuring around $1,000, which could be worse, but it could of course, be better. I guess we are lucky that with the way the market is, we won't be bringing more.
Our realtor told the buyer's realtor that from this point on, we are all verbal and not going to be going back in forth faxing with deadlines, which I'm very happy about until we have an agreement. Quite honestly, if we could all just sit down, it would makes things so much easier. I hope that by the end of the weekend, we will have made some progress, like a signed agreement between the two of us.
So, thats where we are. :purplex:

So, FH and I were just walking in the door, and our realtor calls us. I figured she was going to call us to confirm a time to sign our counter. Nope!
Apparently, the buyers had a change of heart and they accepted our original offer!! :bbeek:! OMG!!
So, we have until tomorrow to sign stuff and get it back to them and its a done deal! WE ARE THIS MUCH CLOSER TO OFFICIALLY MOVING!!!!!
This is how my week was with this whole house selling/buying **** - :icon_barbar:

Aren't you glad you hung in there and lived within the chaos??? I sympathize, when we were buying our home my blood pressure shot up 30 points and stayed there until two months after we moved in! So I hear ya on the stress. It's enough to make a woman go bald with worry.
But you got a wonderful outcome, I'm so pleased for you.

Actually, we were thinking of registering at Searsand maybe Bed, Bath and Beyond of Boston Store. Its great because now we can register for things we actually will need versus wanting and having no room to store it!

I just caught this thread and read it. Congrats on finding your house. That is so exciting and you able to sell your condo as well. That is spectacular. I took a look at what is soon to be your new home. It's beautiful. I love the kitchen and the back yard:). Now you can say good bye condo fee's! That has got to be the best part. Only you now have to mow your lawn, shoval the drive way.. oh yeah..that what fh is for:rofl:

Not to far from me how exciting. Fh won't be excited anymore when he has to shovel is first foot of snow or after mowing the grass this summer a million times, putsing in the garage should be fun. Are you guys going to invest in a snow blower for your home? Maybe a couple.. :rofl:

LOL! Yeah, actually FH used to work with a guy who now owns a small engine repair shop and gets some snow blowers/ lawn mowers that people can't fix, that he fixes up. We have him keeping a look out for us. We actually might not need the snow blower right away, but of course, we always get that one last huge snow storm in April. :irked:

I wanted to update this I haven't in awhile. We had the inspection on the house that we were *supposed* to be buying (yes, this story is going down hill from here), and we are looking at a nightmere house.
The house is 9 years old, so we were thinking, any problems will be minor, not a big deal. WRONG. Here are the major problems:
1. There are cracks in the foundation which is causing rotation (which is expected, but on a 9 year old house? :snide:)
2. Ice daming in the gutters which is causing moisture in the walls which then causes surface mold in the house
3. They NEVER changed their furnace air filter in the 9 years they were there (in fact, it was so clogged, the lint was coming out the vent outside)
4. As a result of the filter, there is pooling of water in the furnace which needs further inspection
5. As a result of the water pooling, the moisture could cause the circuit board to break/explode or whatever
6. Sidewalk is shifting and needs to be replaced (which further proves the house shifting)
7. The minor problem was the landscaping is too close the the foundation which could cause problems, or maybe it was already, I just don't remember.
So at this point, Dan and I are doing everything in our power to get out of the contract. In Wisconsin we have the Right to Cure act which you can agree on in the real estate contract (which we did). Which means, they have the ability to fix it all and we are stuck. At this point, we just want out of the contract because if this is the neglect that is showing on this house after 9 years, I'm terrified to see what will happen in another 9.
We made them an offer of fixing it all by a professional contractor which could easily be over $10,000 for everything or they can just release us from the contract. They have to decide by tomorrow. I know this is going to be a mess because the seller's realtor said that the right to cure has to be safety issue which clearly all of those are.
The good thing is the condo is still sold. :icon_barbar:

Thanks. No, in Wisconsin you can't get an inspection before you offer. Besides, inspections are around $300, so I could only imagine how much money we would be out!!!

Well that stinks; how can they expect you to buy something like a house before knowing what is actually wrong with it? Was there anything in the contract stating that it was contingent on the inspection results then?

Well, yes and no. It was contigent upon home inspection, but like I said, they have the right to fix the problems. But, we have to agree on it. I'm sure they are not going to want to fix all the problems, so they will probably try and negotiate which ones to fix and which ones we will have to deal with. We refuse to buy the house unless they are all fixed by a professional contractor agreed upon by us and we have the final say so if its good enough or not. So, I highly doubt they are going to do it all, or at least I'm hoping they won't. We'll know more tomorrow.
I guess I'm just in shock that people don't care for their homes.

Most states do not let you get an inspection before a contract, totally stinks. Just find "a close friend" that is helping when you walk through houses, lol.

I guess I have missed the whole thing; I didn't even know you sold your condo! Well, congrats on that! Sorry about the house drama---I'm sure things are happening for a reason. If this one doesn't work out, there will be something even better waiting for you two. I can completely relate to the home-buying stress. :irked: Good luck and I hope to hear good news soon!

You could, but quite honestly, we just want to get out. The fact that the house is 9 years old and there is THIS many problems, I can only imagine what we will encounter down the line.
BTW - We found out also that the garage won't even fit Dan's truck. :irked:

I'm sure they had to have known about this and shaking in their shoes when the home inspection went through. There has to be something better out there for the both of you. What are you going to now that the condo is sold. You have till March till you have to start moving things right?

Thanks. They claim they weren't aware of any of it, I highly doubt it. But yes, we have until the end of March, which is a lot of time yet. I know some people who find a house and close within weeks. I know we are going to have to hit the pavement hard this month.
Worse case scenario, we move in with some family until we can close on the new house if it happens.

See, and if we were talking about a 100 year old house. Fine. But the fact that this house is only 9 years old, what else did they do to it?
Their realtor is being horrible and will not let us out of the contract. Thankfully I work for attorneys and they are not too concerned about the whole thing and have been able to advise me on what to do. They also are getting involved too. You know, if we loose our earnest money, we are okay with that as a last resort. I'd rather lose $1,000 than have to be in a house that we don't want.

Right! Especially in Wisconsin, or a cold state, I'm surprised that the house hasn't started on fire yet!
They said they are having all these professionals come out a look at it, but a. we didn't agree on it, and b. they could be best friends of the owners and be on their side.

Thanks, I know you are right, but everything fell into place so nicely before, and now its a huge mess!! We are just waiting until we hear something. Bad thing is the real estate angent and her clients are meeting this weekend. Are you serious? Thats like 4-5 days away! I hate this.

I talked to our loan officer, who is the coolest person BTW, and she said based on the report, they is no way the lender will give us the financing for this house!!!!!! I just got the denial from them to purchase this home. :) I never thought a denial would make me so happy!
So now, our realtor is calling her boss to see how we need to proceed with this.
Oh and as an aside, the next house we put an offer in, will be our forever home - I refuse to do this ever, EVER again!!!!!!! :irked:

Usually you HAVE to be let out of your contract with your EMD refunded to you if the house does not pass inspection within the allotted inspection period - UNLESS it's stated otherwise in the contract. You're dealing with a bank right?

Let me first say, I'm so happy that you guys found a house and it is working out!!! I remember when you were saying that you were looking a few months back. That is so exciting! :)
We are getting a form of an FHA loan. Its a USDA loan which is for Rural Development. There are only certian areas that it approves, and the area we are looking in, is one. Its nice because they don't require a down payment, even though we are and no PMI insurance which saves us $100 a month.
The only update is apparently our realtor and theirs spent some time on the phone going back and forth. Its frustrating because while they have the right to cure, we simply don't want them to. I wish our realtor would have explained to us what it truely meant and the worse case scenario. They just can't figure out why we don't want the house. I guess we will know more this weekend when they all meet up, but do you ever get that feeling when something is just not right? This is one of those times for us.

Now these laws may vary by state - but according to the CA laws: before your 15th day (17th day in CA) you can back out of your contract and get your EMD back for ANY reason - it could be that you don't like the color of the house, or you don't like the rock that's in your neighbor's yard - whatever. All this UNLESS it's stated otherwise in the contract you must have signed (bank's counter offer?) in the beginning. If it's not stated in your original contract, then you should be out of it no problem before your 15th day. We got out of our contract on the 17th day at the other home we were going to get. Too many things gone wrong with the place - couldn't get the financing, Matt's credit score plummeted, and the house had mold on the window (which ended up not being a problem for financing - but that was the 3 strikes we allowed ourselves before backing out).
The ONLY money it cost us in the end, was the inspection fees which were taken out of our EMD and the rest of our EMD was refunded to us. Note that it was only the inspection - we held off on the appraisal because we weren't sure it would pass inspection.

Another thing - Have your lender simply tell the other realtor that you CAN'T get alternate funding, and that you HAVE to go with FHA. Plain and simple - isn't it?? We're doing FHA as well - they sure are picky as to the home they'll finance, but I don't blame them in this economy!

I just caught up... I completely understand how you feel. I am pretty sure by law that they have to let you out of your contract. The catch is - they're killing time. Time is on THEIR SIDE not yours. What's the date that you have to have your inspections done by?? If they're stalling just to get to and past that date you need to be careful. You should get your EMD back minus the inspection fees and you should be free and clear of the house.
In the meantime, since the condo is sold, where are you living???
I can't believe the prices out there. That home seems very overpriced! Something like that here in Sacramento would probably go for about $135k if the damages are what the inspector said they are. Then again - every city is different.

Thanks! We have until Tuesday at Midnight for the inspection part to be done. If they don't give us an answer by the this weekend, we will have to file an extension. Although, I'm not sure how that is going to look because if we are trying to get out, by filing an extension shows we want to stay? I don't know.
We are still at the condo. The couple who bought it don't close until March 27th - which I'm so happy about. So, we do have some time to continue to look before the time crunch is really on.
Since the attorneys where I work are out of the until the 16th, I was calling some other attorneys that I know and getting their take. All of them said that they really shouldn't be doing this. Worse case scenario, they keep the earnest money. Which yes, it will suck, but right now I see this as a lesson learned and just want out. Oh and next time, I'm having an attorney draft the contract, not my dumb realtor. :irked:

So we finally heard back from the buyers. They've agreed to cancel the contract, if they keep the earnest money.
Dan and I originally wanted to split it half and half, I've talked to the attorneys here at work and they think we are in the right based on the contrats and evidence that the house is a piece of garbage, bur our realtor doesn't seem to get that. Our realtor got pretty angry with me on the phone about possibly suggesting that we split it half and half. I get her frustration, but does she honestly think that this whole situation has been a walk in the park for us?
I feel like by giving up the $1,000, we can just get on with things, look for another house and put this mess in the past.
By continuing to fight, who knows where we are going to end up? We could accuse them of all kinds of things, but maybe in the end they won't sign the cancellation and then we would really be stuck with the house. Or we could possibily get some money back.
Let me tell ya ladies, wedding planning has been a walk in the park compared to this mess. I will be happy when I can continue the planning.

I don't believe we are signed into a contract with her for purchasing. I'm considering changing realtors.
Yes, I talked to my loan officer, and she said that the type of loan we have is it is insured by USDA, however we would be going through a major bank like Chase, Wells Fargo or the like. But I really appreciate you telling me that, because that is something I would have never thought of!
Dan doesn't think we should give up the money. However, I'm the only one dealing with all of this, so its easy for him to say no to it. As I said I just want out. What would all of you do if you were in my position?

In Wisconsin, Buyer's pay for the inspection out of pocket. So we are out the $300 for the inspection in addition to whatever earnest money we loose.
Oh so the inspections didn't come out of the earnest? That's crappy!

Its a private seller selling through broker.
I would think they'd be more willing to wheel and deal down to at least 1/2 and 1/2. You can try pulling the card that they knew about the house to begin with (even though they said they didn't) - cuz by law they're supposed to disclose any issues with the house to you. You as a buyer have a lot more options when working with a private seller. Wouldn't they have had to have some sort of inspection or appraisal done before they listed it anyway? Something that says "this is how much your house is worth?" Have you seen that report?

See, its crazy how different the laws are in each state. They don't have to do anything before they list the house. Just fill out a Real Estate Condition Report saying what is wrong or not wrong with the house. So there is no appraisal before hand. After the inspection and all that good stuff, the lender comes through with a appraiser/inspector and then determines that.
My concern is if we go for the 50/50, what happens if they say no, then we will fix the problems? I don't know if that is a risk I am willing to take right now. All I know is I'm not making any quick decisions on this. They can wait just like we had to wait a whole week for thic cr@ppy response. Bitter, I know.

Won't it cost them alot to fix all the issues with the house? I would think they would be more willing to let go of the deal than to sink more money into the house unless they were making a good profit on ya'll buying the place. With everything you have listed that is wrong, I would think they are looking at more than 10K to fix everything. Also, how are they getting around the whole disclosure process? If you do get out of the deal then I would think they would have to complete a new disclosure statement now that the truth has been revealed about the problems with the house.
It is a hard decision to make, but I think you have to go with your gut. If Dan isn't willing to let them keep the earnest money, then he needs to get involved in telling them no and take some of the stress off of you.
Ouch... I woulda thought that the seller would have had the home appraised so that they'd know how much to list their home... It's not a law here, but it's a recommendation -that way they aren't above or below market. It just makes sense. I'm sorry you're going through this - this royally sucks.

I wouldn't give in and let them keep your earnest money. I do think it would help you if Dan tried talking to your realtor about this, instead of making you do all of it. Your realtor sounds like a piece of work, too. If you feel comfortable with splitting the earnest money 50/50, then at least go for that. Here is the deal. Apparently the loan officer that gave us the pre-approval and denial, never sent the loan through underwriting. Which means, they really couldn't have given us the denial based on that. The seller's realtor called our mortgage company and spoke right to the legal department asking for all this information. The mortgage company would not give it to her. So technically, we weren't denied.
According to our realtor, of which I'm not saying I believe her or not, said that they were prepared to fix the items. Which items, we'll never know because they still have not specified what they were or were not going to fix. So, there were no negotiations which I think is ridiculous. Also, any additional inspections or engineers that would have to come to the house, would be on our time and money. I'm not prepared to stick another dime into the house and therefore, we wouldn't know what we would be getting if we didn't have such people come and look at the house.
After having a huge breakdown and anxiety attack last night, I can't do this anymore. By dragging this out, one of three things could happen. Yes, we could get our earnest money back, we could be stuck in this house, or we will be living in somebody's basement while it is drug to Court. By doing that, I am no better then what they were doing by dragging it out for a week. I want to move on and find a house. Sure, we could accuse them of doing this and that, but I don't have it in me anymore. More importantly, I'm trying to stay off of my anxiety medication and this situation isn't helping.
After the breakdown, Dan said $1,000 wasn't worth me being like this so he called the realtor and said we will sign it. He also told her that he doesn't want her calling me about this or bring this up after we sign the papers.
This sucks, I'm not going to deny it. I guess where I'm coming from is sure, we are losing $1,000, however if we had to proceed with the house, we could possibly be loosing a lot more. We have 6 1/2 weeks until we move and I don't want to waste anymore time.
As for the realtor, I don't know what we are going to do. I'm going to see how she reacts to this whole situation tonight when we meet her. If we keep her, under not circumstances is she drafting ANYTHING. She can show us houses, thats it. I hope to be back out looking at houses this week.
Thanks everyone for your support, it was a relief to be able to come on here and just vent and get some neutral opinions. So, since this was the second house we put an offer in, I'm hoping third one's the charm. This house hunting journal is not closed just yet!!! :)
I'm sorry about your breakdown - we all need to do that once in awhile though. It's perfectly natural and you're going through a lot!
It sucks about the money, but you're right - rather give up the $1k than tons more into a home that is going to be a money pit.
Good luck with the house hunting! We put in about 30 offers and have finally after months got one approved - seems the market is less demanding out there which is in your favor!

Jeanne- I'm so glad that you are finally going to have closure on this! I agree that sometimes keeping the money isn't worth all the stress and frustrations that you have to deal with.
I don't know if you saw my post about being rear-ended back in December, but last week I finally got my truck out of the shop after fighting with the other ladies insurance company for almost 2 months. It ended up costing me $250.00 out of my pocket that it shouldn't have, but like you, I was just frazzled from all the hassles.
I know that you and Dan will find the right house and everything will work itself out for you. I hope that you find a new realtor since this one doesn't seem to have done anything for you. Of course I understand that too, because I'm having a hard time "firing" the one I am working with too! Just remember that we are here to listen to the bad stuff and celebrate the good stuff with you too! Hang in there!

No, we got an offer approved here in Sacramento (the one we backed out on was in Stockton - bout 40 mins from work). The one we got approved on is 60 years newer and we're very satisfied with it so far. As of today, we're officially in escrow!

We have two homes that we want to look at. Both older and would need work. But at least we know that prior to putting the offer in!
The first is around 2000 square feet which is bigger than I ever thought we'd be looking at. Around 3/4 acre lot with an exposed basement, which would be great for entertaining.
The second is an old farm house on 5 acres with two outbuildings. Dan is so pumped up about that one because that is his dream. The price scares me because its super cheap. And, this is going to sound super silly, I'm terrified its going to be haunted!
5 acres - yes, that's a dream for sure!!! I'm assuming since you're afraid of it being haunted it's a victorian style??

No, just your basic cape cod farm house. The only thing I'm not sure about is the hosue was built in 1925. When it was built, the road that you have to use to get to it wasn't there and was cut in "front" of the house which looks like the back. So, we'd have to see if we could make the back the front providing thats the way it is set up inside so it wouldn't be weird.
Me, I'm not sure if I'm up to 5 acres. Especially if we have kids and such, I don't know if I want to be that secluded. Although, I know the land itself is at least work the price of the house. Who knows...

Uggghhhh!!! I'm sorry to hear that too! I know when I was in the loan process with USDA I had to jump hurdle after hurdle to make the loan happen, but it was worth it. I didn't have to worry about being over the income limit, but they sure buried me in paperwork too! I felt like the only thing they didn't know about me was what size underwear I wore! :ooh: In the end, we got through it all and everything worked out. I don't think buying a house is ever just easy!
I got the truck back and have half a mind to sue the girl who hit me in small claims court just because it isn't right I had to pay (I would have paid less if she wouldn't have had insurance) but when it comes down to it, my time is worth more than the $250 I lost in the deal. As much as it stinks, life isn't always fair! :o
I can't wait to hear more about the two houses you are going to see next. I think the farmhouse sounds awesome!

I know, it makes looking at houses bad, because nothing will compare. We would love to build now even, but all vacant lot loans require 20% down. 1 acre lots go for around $80,000-$100,000 sometimes more. Yeah, definitely not coming up with $20,000 anytime soon!

Yikes!!! 20% down! Isn't it crazy - a vacant lot goes for about $50k and up around here too, depending on the location and the funky thing is someone can buy a large lot with a house on it already for $55k in the same community! It's insane.

So we out tonight with our realtor and looked at 4 houses. First, our realtor seemed to have put the other house behind her and was a lot of fun and laid back. So, it made everything easier.
House one, eh. House two, needed work, and water was um, pouring into the basement. House three, nice, but lot was kinda small. House four, amazing :)
But here is the deal: The house is on a semi-well traveled road. Its far enough off the road, that it wouldn't be a problem that way, but I'm not sure how I feel about living off a main road. And, in my mind I was hoping for a residential area to walk the dog, walk with the stroller, etc. Then, because its an old farm house, there is a total of 6.5 acres. The house is on 1.5 acres and the other 5 acres is for sale. We can't afford all, so we would have this old farm house inbetween two new houses. Not sure how I feel about that.
The house itself was completely gutted and is just stunning. New cabinets, countertops, 2 of the 3 bathrooms have been re-done, new carpeting, fresh paint, brand new windows, I could go on and on. And, there is a big porch in the front!!!! There is tons of built-ins and character and an attic just waiting to be finished :). I would move in tomorrow, but its just the above that I'm not so sure about.
I guess realistically, we aren't going to stay at this house we are looking for forever. They started the house at $339,900 and is now at $219,900. So, I know that once the market bounces back, it could potentially make a us a lot of money to build us our dream house.
I really need to think about this. Its hard because walking through the house, I was so excited. Ever corner was a new surprise and something I loved more. I've never felt like that with any other house we looked at, including the two we've put an offers in on.
It sounds beautiful! Is there a park nearby for walking maybe??

It doesnt have to do with anything on the price of the house either because the seller pays for the commission.

lol if your scared of ghost like I am just ask your realtor. They arent obligated to tell you unless you ask (thats what my realtor says after I asked her). I would because I am scared of ghost. Just ask if someone died there or has it been reported that that house is haunted.

I don't think it really is! The parents of the kids who lived there died, but I don't think in the house. But since they re-did the whole house, I would think the ghosts would be gone?? Oh boy....I need ghost hunters!:petrified:

What an awesome house. You could always fence in your lot, then you don't have to worry about the dos or future kids getting out. I grew up with lots of room outside to play and the only time we were inside was when it was too cold.

Yeah, I think we would definitely put some fencing up, no matter the house we got.
My dad brought up a good point. Since it is a main road, what if the expand into a four lane road? Then we would be screwed. We'd have to check that.
The only way I will agree to move forward with this house, is that whomever buys the land makes their own driveway. I think the owners were thinking a shared driveway for the house and the lot. The driveway is right next to the houes. No way. Plus, I want that **** barn!!!! We'll have to see. I'm not making an quick decisions - I've learned my lesson.

So we went back yesterday and looked at the house during the day. The way they are potentially dividing the property and the new lot, is so stupid! I wish we could buy all the land, but we just can't afford an extra $150,000.
I think I'm going to first see if they would be willing to work with us on the land division. They also don't know if they can get the okay from the city for the land division. My dream come true would be if they just threw in the land, but thats a long shot.
Oh why oh why is nothing easy!?!
That would be great if the city didn't approve the land division - however, then you may have a major price hike in the whole place then.. :-/ Hmmm..... like you said, why can't it just be easy!

I don't know? I'd like to think so because it is part of an estate, so I'm hoping that the kids would want to dump the whole thing and close up the estate. However, I don't know. Even if they did come down on the land it would still be out of our price range unless they would give it all to us for $230 - $240,000, then yes, maybe. Ugh. So frustrating!!!

Or they are filing for land use for farming which usually drops the taxes owed. Depending on how many kids there are they could all be wanting a big piece of the pie. Good Luck

Yeah thats what I'm afraid of, that everyone is going to want more money and be greedy. Having worked for an probate attorney, when somebody dies and there is money involved, claws come out and families are torn apart. I hope that this isn't one of those families.
See, the way they have potentially divided the land, the land is like an "L" shape which doesn't really give us much land. The other lot has a TON of land around us. Gr

No, the house is off to the left of the property. They will probably have to use the entrances to our driveway, but not all the way up, which is another thing I don't like. Check into it before you are locked in.

Thanks for looking at it! I would be so disappointed if that barn and silo is taken down. I noticed that too when I looked at it over the weekend. It kinda loses the feel of the old farm house. I know that because of the wetlands, in extreme wet conditions, water does tend to seep into the basement which we would have to look at too.
It just sucks that there are so many things we have to look into that doesn't even have to do with the house per se. FH was talking to our realtor today and see what she says.

You might want to invest in a sump pump if you purchase that house since you already know about the basement getting wet. The only other thing you can do is dig a trench around the foundation and use one of those water blocker paints that are supposed to keep water seepage at a minumim. It could also have a mold problem in the basement already. Take a good look at the paint and stuff down there and make sure there are no bubbles in the paint, or mold.
I'm partial to farm houses since I grew up in one but I also know the bad stuff about them.

You might want to invest in a sump pump if you purchase that house since you already know about the basement getting wet. The only other thing you can do is dig a trench around the foundation and use one of those water blocker paints that are supposed to keep water seepage at a minumim. It could also have a mold problem in the basement already. Take a good look at the paint and stuff down there and make sure there are no bubbles in the paint, or mold.
I'm partial to farm houses since I grew up in one but I also know the bad stuff about them.
Actually, it is extremely rare if a house up here doesn't have a sump pump. FH said that between him and my dad they could re-grade, so I'm honestly not worried about it too much. Being that the house is almost 100 years old, these problems are to be expected, unlike the 9 year old house that we were considering purchasing!!!
I didn't see anything in the paint or mold in the basement and it didn't smell at all down there. So, I guess that it is a good sign. :)

If your property is divided into two lots the second lot should have it's own access because You can block their access unless it is written as a covenant to the deed that you must allow them to use your road. Check into it before you are locked in.
Just a story to share: My husband has an Uncle who has a house built on some land. The property was divided where there was only 1 common access to both houses. His Uncle let that other person build their house and they both shared the access. Something happened where they got mad at each other and his Uncle tried to block the access road for his neighbor. It ended up going to court, and because the Uncle had let the guy use it for free for however many months or years, he was forced to let his neighbor continue to use the access for free. If he had made his neighbor gain his own access, he wouldn't have been in that situation.
My parents bought a house and at the time their neighbors had a little gravel driveway going through. My parents nipped that in the bud right away and planted a tree in the middle of their gravel driveway. Our neighbors then had to use their family's gravel driveway that went the other way to the street (it was kind of a circle). They still don't get along with their neighbors.
I'll have to say - having someone else drive right through your yard is going to eventually not only be a pain in the butt, it's going to be a hazard once you have kids. They can acquire an easement through your land and there's nothing you can do about it, unless you get it in writing before purchasing that they aren't going to get an easement through your yard. My grand dad bought a place that had a right of way right through the middle of the field. My brother inherited the farm land on one side of the right of way. I inherited the other side. But we all share the entrance to the property. I would never block my brother but sometime the neighbors behind me drive me batty. At least I don't have them bugging me every day as RC and I live in his house now. My uncle who is 86 lives in my house since he always lived with his parents and never married. Grand dad gave him lifetime tenancy in his will. He has to keep the house up and pay the taxes as long as he lives there. I lived with him for 3 years after my last divorce. I lived in the upstairs and he lived downstairs.

Ok so Dan talked to our realtor. She talked to the seller's and they would be willing to work with us with the land division. They said they would come down to $300,000 for everything, but its still $80,000 away from us. We are going to sit down tonight and figure out a plan on what we think we should do. I'm not saying we are or are not putting an offer in. We have to really think this through.
Only downfall is it will take 60 days for it to be re-surveyed. As I said, we need to talk about it!
That's a decent price, but that's good that you two are going to sit and talk about it. Don't get yourselves in over your head - if it ends up being too much then it's not meant to be! Don't forget you still have a wedding coming up :happy:

Ok, can I just say this house hunting drama journal is quickly outdoing my wedding journal?! OMG - I never thought this would drag on as long as this has...
Anyhoo - FH and talked tonight and we decided that we are 75% sure we want to persue the house. We are having my dad come down in the next week to take a look at it and see what he thinks. With my parents building their own house right now, its hard for him to take the time, but he said he would miss some work to take a look. My mom will also be down taking a break from things to find her dress and I told her I wanted her to look at the house.
I guess for us right now its more of a reassurance thing that we aren't headed in the same direction as the other house.
We just decided that we can't get everything we want and this house is as close as perfect as we are going to get for our first house, providing the issues aren't too big for Dan and my dad to fix.

Thanks! I looked online for the guys obituary and the only thing I'm worried about is the fact that the guy apparently died in the house. Now, this isn't to say that it is haunted because my grandparent's house they lived in a woman died in and she never came back. And, we accidently left a basement light on when we went to look at the house originally and it was still on two days later.
Somebody please tell me, am I being silly for thinking this?
You're not being silly at all. I would be freaked out if I knew someone died in my home, but because I have lived in a home that was haunted and haven't had any bad experiences, I don't really worry about it. It'd just give me the willies.

I was talking to my mom and she said that unless he was really unhappy or something, not to worry. His kids and their spouses all fixed up the house together so they all must a happy bunch and had good memories in the house .
You're right. We don't know who died in the house at our ranch (family's ranch), but we are thinking it was either a teen or young adult - male. He just walks around and fidgits with everything - pens, paper, silverware. Pretty much just makes rustling noises through the house. The house is not a boys' group home and all the boys have nothing but respect for our resident ghost :) My friend who works the group home with my mom is pretty freaked out by it when she's alone, but there has never been any signs of aggression.

As far as I know a teenager hung himself in there front closet. That she has found out. We were talking about it one night at her house and than all of a sudden something grabbed my coat and pulled it over my shoulder. I looked around like, yaknow, what the heck? I looked down and there was an imprint of a man's shoe on the carpet. Oh, and the closet door was open, heh.
As for the rest we really are not sure, but I can't deny what I see :bbeek: sometimes literally.
We think a mean guy lives in her basement too, he scares the **** outta me I won't go in the basement myself!!

Aww my ghost is a lot less creepy. All you hear are boots and spurs on the stairs. My house was built in 1810 so he is either a soldier from 1812 or the civil war.
there is a house here that on certain nights if you walk into the dining room instead of a dining room you walk into a Civil War surgery.
RC's first wife likes to play with the lights and when we are looking for stuff if we can't find it she moves it so we do. She doesn't come around as much as she did.
there is a simple way to get rid of ghosts if you really want to. (I like having them around). Burn a candle. Say a prayer to bless the house. and then ask them to leave sending them to their final resting place. You don't want to just send them away you want to give them a place to go.

Does this really work?! I could be completey working myself up for nothing, but ugh. It still scares me. If I have a remedy to get rid of him, I may feel better!
That's kinda a different way of blessing the house - I think it'll work if you believe it will work.

Yeah I'm pretty sure that was it. They had an amazing relationship from everything I heard from his mom and sisters and a few of her friends. I know he is special so she had to be too.
Before we started dating I asked her permission. Several nights later I had a dream where she gave me a thumbs up. I told RC about the dream and he said that before she died when the cancer took her power of speech He would ask her if she was ok and needed anything she would give a thumbs up.

My ex-inlaws had a ghost in there house. Light would turn off/on by themselves, you would smell perfume when you know you didn't put any on. Wierd stuff, I hated going there expecially to the bathroom by myself! Thank goodness I don't see/talk with them! lol

As ghosts go she is pretty cool. There for awhile I could hear her. When Duck introduced us to his girlfriend, she whispered in my ear that she had picked her out. It was kinda freaky there for awhile but once she figured out I was ok she backed off. Yes, I hear dead people. Thank goodness I don't see them. I've always been able to do it since I was a young child. I can sense them too. Unless they left something unfinished or experienced something horrific for the most part they don't linger. They have a much nicer place to go and hang out at.

We haven't put an offer in yet. We are having a basement guy that Dan knows come out on Sunday afternoon to look at it. My mom is also in town so she can come with us and look at the house.

Yeah, I've been looking online every day, well actually every hour! I haven't seen anything in our price range that I really want to look at. I keep coming back to this house because we are getting so much for our money, but I have to tell ya, I'm still scared it may be haunted!!

Anyway, going and getting a good look first is always a smart thing to do! Here, we have a law that states you *have* to provide what's called a Truth in Housing Report, basically it tells you about all the problems, major, minor or anywhere in between and whether or not the house is condemned, or vacant, or if anything's been stolen (like the copper plumbing) that would make the house non-functional, etc. They HAVE to have a copy at the house in a prominent location, and often your realtor can download one too.
The Truth in Housing was such a blessing to us when we were looking for houses!
If you don't have something like that, going and taking a look and bringing in a contractor is a wise idea. A lot of times there's damage that isn't visible -- but will prevent you from getting a loan. Better to know before you put an offer in! And if the house is inhabited and/or -not- in an as/is condition, if your guy finds something, you can write it into your offer and ask the sellers to take care of it.
Our new house has a ghost cat. It jumps up on the bed and sleeps with us some nights. Kind of cool, actually! I can feel it jump on the bed, but then nothing else happens.
The apartment I lived in for 6 years had a ghost. Not sure why, but the apartment was in a bad part of town so there could have been some kind of tragedy, who knows? And there was a graveyard about two feet away from the apartment complex, so there could have been a visitor too -- I got an interesting EVP from that graveyard.
Anyway. The ghost didn't do anything to me except move stuff around, particularly stuff that I needed! He/she apparently thought it was a good joke to hide my keys too. Finally I got sick of it one night and told the ghost in no uncertain terms that I was tired of having my stuff messed with.
I made a bargain with her/him. I said (with every intention of following through!) that it could stay IF it stopped messing with my stuff and basically pretended as though it wasn't here. It wasn't allowed to give any indication of its presence. In return, I agreed to not send it away.
It obviously wanted to say, though occasionally after that it tested me and I had to speak pretty sharply to it, reminding it that I was more than willing to force it to go if it didn't behave itself.
When we moved into our first home, we performed an elaborate house cleansing before we set either our own bodies or any of our things into it, because it had been vacant for at least two years prior to us moving in -- there was bad energy left over from the people who'd lived here before (having to be forced out due to foreclosure was the least of it!) and the whole house and property needed a good spiritually cleansing overhaul.
A very simple but effective ritual is to take holy herbs and spices (whatever your religious tradition deems 'holy'), some rock salt (as pure as you can get) and mix them all together. Then, go to each of the 4 corners of your property, put the salt and herb mixture down, and say a prayer of blessing and protection at each corner. What you want to do is encourage positive blessing energy to come/stay in your home, and make the negative/harmful stuff leave.
We have also hung a Celtic cross over our doorway, and we took oil that has been blessed and made the sign of the cross on each entryway and exit, windows, doors, whatever. We told the bad negative stuff to leave and never return, and invited the good, positive stuff to stay, or draw near. Since we still have a ghost cat, I'm assuming it's either positive or neutral (as a cat would be in life)!
So if you're nervous about any lingering bad mojo or spirits or whatever, you might want to try the rituals I mentioned. It can't hurt, and just might help.
And just remember, it's not the dead you have to worry about. Well over 99% of the time, they can't and/or won't do anything to you. All that stuff about spirits hurting people is just Hollywood, trying to sell movies.

Thanks for the tips! The house is part of an estate sale. The guy died in the house, according to his obituary. Its just being a worry wart!
We have a Real Estate Condition Report here where it is supposed to tell the potential buyers of all the defects of the house. Well, second house we put the offer in said no to everything when it really should have been yes. It had so many problems. So, we are being super cautious right now before we commit ourselves to any contract. Plus, as a said in an earlier post, its being sold "as is" so we'd be pretty much SOL, again!!!

We went out to the house today. Dan still loves it, my mom loved it, basement is in good shape and they said that it is solid and the only way water was in it was a long time ago.
Problem, everytime I go to a house a second time, I just don't care and am not excited about it anymore. Why?! I was so excited when we went through it and now I'm like "eh". Maybe I'm just tired and crabby...

I was super-excited about one of the homes we went through and wanted to put an offer down right away. Then we went back and I was like... eh. And then I could see what it was missing and what would need work. We tried convincing ourselves that we could make all the updates. But then we shouldn't have to convince ourselves to buy it. Then when we found the house we put an offer in on, we've loved it each and every time we've been there (we've been in it three times now). Maybe this is your sign that it isn't "the one."

I was super-excited about one of the homes we went through and wanted to put an offer down right away. Then we went back and I was like... eh. And then I could see what it was missing and what would need work. We tried convincing ourselves that we could make all the updates. But then we shouldn't have to convince ourselves to buy it. Then when we found the house we put an offer in on, we've loved it each and every time we've been there (we've been in it three times now). Maybe this is your sign that it isn't "the one."
Thanks for your support Breckan. See, it scares me because the second time we went into the house we backed out of, I was like "Eh" too. So I hope its just not a thing with me.
And, is it just me, or maybe the area I'm in, but there really aren't a lot of deals in Wisconsin like others are getting in the country? Like I feel like the market isn't THAT bad here right now...

No, not weird! That is the kind of feeling I want! I can see ourselves living in any house, but I want to be able to envision holiday's and family coming over, not just us living in a house. Ya know?

It is NOT just you that feels this way! OMG! I see all the beautiful homes the ladies are looking at here and am disgusted I'm paying $207k for a raised-ranch! I guess it just depends on the area of the country. The home prices in Germantown have not fallen AT ALL since we started looking when we moved here almost two years ago. Realtors blame it on the great school district and proximity to downtown Milwaukee. Or the houses that were in our price range were absolute junk. Oh! And they were complete fixer-uppers! Who wants to pay $200k for a fixer-upper?!? When I moved down here, my house in Combined Locks sold for $120k (granted, it was two-bedroom 1000 sq.ft.). And I get sick when I think of the beautiful home I could get up there for $207k. I keep hearing about all these great foreclosure deals, but I haven't seen them where I want to live. That's how we ended up a little north of Germantown, just to get into a price range that's decent. And now our house was appraised at $207 and that's what we're paying. I feel like we're not even getting a great deal on it! But, I'm still happy with the house. Hopefully it'll be worth even more when we sell it in about ten years. Guess this was a vent! But I totally get where you're coming from.

Ditto on the foreclosure thing. The foreclosures here are dumps! There is rotted floors, mold, and God only knows what else with only a reudced price of maybe $10,000, if that!
I'm just getting frustrating for what I can get for $200,000! That is a lot of money and we'll still have to stick money into it. If only we could swing $30,000 more, that puts us in a whole different park.

Oh I figured I should update this! As it stands we will be homeless in oh, 1 month and 2 days because we STILL don't have a house to move into! Ahh...what a life I lead right now! :urgh: I want to start packing, but what for? I have no place to move to so its not like I'm even excited or motivated for that reason.
We are going out tomorrow and looking at three houses. I'm hoping and praying that something works out. *sigh*

Oh trust me, I've had so many meltdowns, I should probably be in a straitjacket right now!!! I have to say, I thought that planning the wedding and house hunting/selling would be too much, but the wedding has actually been a stress releaser for me to get my mind off of the house!
If we don't find a house, our relatives have graciously offered spots in their basements, so that is what we will probably do. We'll probably end up staying with Dan's uncle, that is our first choice. I never in a million years thought we would be in this position. I thought we would be hoping and praying that our condo would sell.
So are you not going forward with the home?? Did I miss something?

Yes, we aren't. We went back for a second time over the weekend and it just didn't feel right to me. I wasn't as excited and just didn't feel like this could be our home.
Alrighty, that makes sense. I sure hope you can find something perfect. Even if you end up in the basement of a family member for a month or two, don't give up on your dreams! Give yourself a chance to find that perfect home. Shoot, it took us 6 months to finally get an offer approved, and we're SO happy we didn't go over our standards to get something in a hurry.

Liz - remember how you said you knew that was the house because you could picture it decorated in Christmas? OMG - I had that!! I saw the stockings hanging on the fireplace and the house filled with family and friends at Christmas with candles going, the fireplace burning and just filled with love!

We went to the house this morning and I still love it!! :)
We put an offer in this afternoon so now its just waiting for them to respond back. I'm actually not nervous at this point like I have been on the other houses, I just hope it all goes smoothly!!!

That house looks so comfy and inviting.. I can deffinalty see you celebrating Christmas in this house. I hope you get it. I'm glad you mentioned painting it. Because some of those rooms have odd colors....Please don't hate me for saying that. I love the veiw of walking in the house, the wooden little banisters are to dye for, I just love those. Ok, you totally nailed my thoughts on the head, including the hot tub! :)
No, there is not one room that I wouldn't paint. The living room isn't bad, but its the same color as our furniture, or pretty close. We are going for a dark sage colored couch. Oh and the main bath picture, there is a yellow accent wall - very odd choice!!!
The kitchen color is just...blah! I know the kitchen is outdated, like cabinets and stuff need to be fixed up or replaced, but the color does not help it at all!
The view walking into the house, is what got me I think. It just seems so warm and inviting and like "home!" I can't wait! I think, though we are going to make the railings half-walls. Like when you first walk in, we will make that a half wall an then leave it open until the one railing that runs along the kitchen and make that a half wall as well. We would put a nice oak top on it.

Oh! And we bought a washer and dryer! We have to go and pick it up tomorrow, but found it on Craigslist matching Maytag set, only 5 years old -$300! Not too shabby! Dan's friend has a tractor lined up for him - $200 (not in bad condition either!). All thats left, new couches! And of course, the cosmetic things that will have to wait until we get in there!
I'm really hoping I get at least $3000 - $4000 from the first time home buyer's credit. That money would pay off the wedding stuff, no problem! Which is great because we can then put other money towards the house.
