That's an awesome deal for a washer and dryer! We just paid $800 for our set. I'll keep my fingers crossed that everything goes smoothly with this inspection!

We actually have our set picked out, its just a matter of going and getting it.

Its in that color too. Its $695 for both pieces, not too bad I don't think!

I'm not sure if we are going to buy them soon or wait a month or so. I think once we know how much I am getting back for the tax credit, I can rest a little easier what with the wedding and house. Its a lot of money just flying out of our pockets!!

That's a great price on the couches. We've found a few 'sets' we like for around that price but I'm pretty set on a sectional. I think we'll just get one off Craigslist. And you're right - I'd be more comfortable getting the tax money before I spend it :)

HAHA!!! You bet!! I'll let you know when it is all good to go! We are going to move it outside, because I'm not one to have a hot tub in a basement. Sure, I could see you now, resting your butt in the warm hot tub, while I'm busting my butt painting!! Darn right you are painting!!! lol!!

Of course I will help you paint, some of those rooms I wouldn't be able to walk past with out a paint brush:bbeek:! But of course my reward is the hot tub, I would paint the whole house for 15 minutes in the hot tub.

WE PASSED HOME INSPECTION!!!!! WHOO HOO!!!! :whoohoo:

I think the appraisal is done sometime this week and we are clear to close!

We even went to Home Depot today and bought a new thermostat. It was a $99 thermostat for $37. It is a touch screen and even has a remote for when you are sitting on the couch and you are too cold, you can just crank the heat!! Or, you are sitting in the hot tub, you can crank the heat so its extra toasty when you get in the house!

Yes, it is about as lazy as you can get, but I love it!!

It is SOO relieving! Our realtor was funny, she is like, "I am missing something or is there really nothing wrong with this house?" We have them pumping the septic and inspecting it today, so hopefully nothing is wrong with that.

The only thing left to do is the appraisal which is happening this week, just waiting to hear when.

We are set to close either the 26th (which is when we prefer to do it) or the 27th which is when the buyer's for the condo are closing. So, one of those days. We just want to make sure that everything is set with the condo before we close on the house, for obvious reasons!

True! Altough, I'm sitting here reading your threads, and I'm UGH...I want it to be my turn!!! I guess these next 2 1/2 weeks will go by fast though.

Speaking of painting, because the colors are so dark in our house, we have to prime the kitchen, living room, master, main bath and the second bedroom. We also have to re-paint all the ceilings because they don't know how to edge and replace the molding because again, they don't know how to tape the molding or remove it so that you don't get paint over it.

Then we can paint!

Well, the one good thing in having to paint that much, my arms will be in great shape for the wedding!! :rofl: Now I just have to figure out ways to incorporate the rest of my body in painting!!!

We locked in our interest rate today! And, are closing on the 27th! :w00t:

We wanted to do it the day before, but our realtor didn't feel comfortable with us having two loan commitments until they closed on the condo. We do have premission from the seller's of the house to move some things in the garage that week so we can get in there. Yey!

Its FHA - but its the through USDA funded which means it can be 100% financed and no PMI insurnace, which rocks! We will be making our payments directly through a bank, but USDA just insures it. We locked in at 5.25%. Not too bad!

Oh, and actually, we got the 5.25 rate because we bought down a point (rates were at 5.5% today). We were planning on putting a down payment of a few grand down. Come to find out, we are saving about $25 per month by not putting money down and buying down the point. So, not only are we saving money each month, we are also saving about $750 by not putting money down. Go figure! :huh:

How on earth did you get 100% financing! We've been tryin to find loopholes like that but with no luck. We're putting 3.5% down - which is the minimum in CA right now for FHA. 5.25% is Excellent!!!!!!!!!!

Well, we had to jump through some hoops to get 100% financing. And the no PMI, really isn't no PMI, its a 2% fee, however it can be rolled into your loan, which comes out to be $10 a month. We had the option of putting that money down, but opted for the buy down.

You can also only make a certain amount of money a year. We were over it, but because the economy is the way it is, they let us through providing Dan cut back on his overtime for the time being.

Also, because it is for Rural Economoic Development, only certain areas qualify.

Yes, I pay directly to USDA. The biggest gripe I have about trying to work with them is that I only have a 1-800# to use for questions and it seems that as with most government agencies, no 2 people on the other end of the phone answer the questions the same way. I have really struggled with trying to figure out the whole subsidy recapture thing and what I would actually have to pay back if I sold my house. When you can't get straight answers for that question, it sure makes it tough to figure out what you would list the house for or take for it should you receive an offer!

OMG - I can't even imagine being in your shoes! That has got to be so frustrating. It almost sounds as bad as dealing with a short sale, and you are current on your loan!!!

So, I was talking to FH last night and I pulled our house up on the listing agent's website to look at the pictures. Much to my surprise, I see it is scheduled for an "Open House - Sunday, March 15 from 2:00 pm - 3:30 pm" :bbeek:

WTF!?!? I called our realtor and she said that she really can't stop them, however even if they got another offer, they would still have to give you 48 hour notice to get loan confirmation, she siad not to worry. Since we locked in yesterday, I should have confirmation either by the end of this week or the beginning of next week at the latest. I talked to my attorneys here at work, they said the same thing and not to worry. FH isn't worried about, nobody is except me!!!!!! I want those stupid people out of my house!!!

I'm half tempted to go and crash the open house. :irked:

I understand with this economy, the realtors are protecting their seller's in case something falls through. I get that. But it just doesn't leave me with a good feeling while its going on.

And, why would a buyer want to go through a house they technically can't have? I know I wouldn't want to fall in love and then find out, oh we can't put an offer in because there is a sale panding.

What really pisses me off is the fact that they were waiting until we had the inspection to get the septic pumped/inspected to make sure everything was okay. Then they wanted to wait to get the home warranty ordered after the septic was inspected/passed. They were waiting because they didn't want something to happen and fall through. Understandable. Now they are having an open house!?!?

They are all a bunch of big buttheads..

Our house had an open house scheduled after we already put our offer in and it was accepted, too! I was so ticked off, and was also tempted to crash it. I guess their realtor wanted to show it in case our offer fell through. They ended up cancelling the showing, though. But I totally know how you feel! :chair:

After we went through what we did with the last house, I told Dan on our realtor I have a new game plan. We are not looking for a house that can get us through for the next few years, I want a house that we can live in forever if we had to.

Ah, so the saga continues...

I get a call from our realtor. Mind you, we just got all of our closing things figured out yesteday. The buyer's of the condo want to close on the 26th now. We could stay overnight in the condo, providing that we give them like a rental fee of like $50.00. WTF! I have to PAY you to stay in my house!? They had their date set for how long, and now they want to switch it?! I don't think so. We were trying to work around when they were closing, so we could close. Now we have to work around them, again!? They weren't even going to move in until the weekend anyways, so what is the problem??

They wanted to work a half of day, that is why they wanted to close on the 26th now. Well, I wanted to work a half a day too, but that wasn't happening.

The seller's of the house said they didn't care if we started putting our items in the garage, they weren't going to charge us, they were just going to be nice.

Ugh. I'm ready for this to be over.

They want to change their closing to the 26th. Quite honestly, we'd then have to take Thursday afternoon off of work to go and sign the title over, technically it would be just Dan, but I want to go too. Then, take off Friday all day to close on the house and move on the house.

Honestly, this is how I see it. We were originally going to close on the title Friday (27th) morning on the condo and close on the house in the afternoon. Our loan officer was making arrangements for that. I think I'm just going to tell everyone that based on the short notice and the fact that we already have our closing date in place as did they for some time, we are not in a position to move it earlier in the day or take off of work. I'll tell them we will be out of the condo at 7:00 pm on Friday evening, if not earlier depending on what time we can close at. It really is just a matter of closing, getting back to the condo to pick up our final things and my parents as they will be in town.

I'm going to talk to my loan officer and see what she things. If it is going to make it easier on her to finalize everything to have them close the day before, I'm game, I suppose. If it is easier to leave it as is, fine.

I guess I wouldn't mind it if we were in a serious prediciment, but we aren't. They are making it more difficult for us.

Also, the day we went to go and put an offer on the house, we were literally walking out the door and our door bell rings. It was the appraiser for the condo. He was told that the condo was vacant, so that he could come when he wanted. I was pissed off about that too, but obviously couldn't do much about it since it wasn't his fault either.

I'm kinda sick of jumping through hoops for these people....

I just got all this and i'm ready to get in my car and drive to you girlfriend and tell these people they are out of thier minds and they should be happy that you are willing to work with them on the changeing of the closing date! Now they want to charge you! And your releter has an open house for the house your ready to close on and move into!!! :hothead::hothead::hothead: I will deffinatly jump in my car and crash the showing of your home! The deal with the $33 is, they wanted to move the closing up by like 12 hours for them. Instead of them closing on the morning of the 27th, they will close the afternoon on the 26th. So yes, we have to rent from them for the lousy 12 hours. Its stupid because we weren't going to be in this position because their closing date was set for 1 1/2 months on the 27th!! I think that is why our realtor is paying for it, but its not worth fighting over, ya know? This way, we can close earlier on Friday too and be out of the condo sooner.

And Justina - those were my thoughts - how in the hell did they come up with $33??

The open house is for the house that we are buying, not the condo. So it upsets me even more that people are going into OUR house!!

We have 15 days to go and all I can do is take a deep breath and have faith that this will all work out smoothly!

I will! I'm nervous about that and because we had the septic inspected and there was some water by the leech bed. It passed the inspection, but we want to look into it further, we think that be me the early signs of it going. I mean, the house is 30 years old, so I wouldn't doubt it, but I'm certainly not going to pay for it should that be the case. I just hope that it isn't what we think it is.

Come to find out, septic is in okay condition. Definitely will need to be replaced soon, but its passing, so not much we can do about it. Its good because we won't have to deal with this right now, bad because who knows when we will have to replace the darned thing!

Even though the seller's have given us a home warranty, we are going to try and get one for the septic, on our own. Currently there is a conventional septic. The soil isn't the greatest, so if we would replace it, we would have to get a mound system, which will cost about $15,000. We are hoping that we can get a warranty for the septic for the next year so that when it goes, we don't have to pay for the whole thing. The seller's also said they had the same concerns when they bought the house a few years ago. The condition of the system has not changed in that time.

Not the best news, but eh. Surprisingly, I'm handling quite well. Its expected with an older home. Unlike what we dealt with with the last home, this doesn't really effect the houses condition. Its replaceable. Quite honestly, my parents had a system like that for several years, and it was fine. So, we could have several years left it in.

Other than that, just waiting to see if our loan officer needs any info. We should know about the appraisal tomorrow. 11 days until we move!! We were busy this weekend packing things. I can't believe that we only have 11 days left.

We tried the homeowner's insurance aspect, and they don't, unfortuntely. The sucky part is just not knowing, ya know? Also, its hard because it hasn't been used in 3 months or so because the owners don't live there anymore. So, based on that, the county can't fail the system. They can come out and do a test, but the test and inspection is $500! Like I said, they even said they can't fail it, so its a waste of money. We are better off investing it in a warranty.

Oh you guys!!! Actually, regarding our cr@ppy septic....our realtor is actually really pissed that they knew about the septic, but didn't disclose it. Kinda like what we dealt with at the last house. Oh why does this happen to us!?

Anyways, I have to say, she is totally going up to bat for us and trying to get us a new septic, or at least half of it paid for. Time will tell...

Although, unlike the last house, Dan and I are prepared to have to pay for it eventually. Which stinks, but not a deal breaker!

So I was a little behind on the thread, but I have been following it this whole time. I just dont know much about buying a house, and with all the troubles you have had I am a little scared. BUT! I am very very excited for you. Your new house looks so cute! A bummer about the septic issue, but I cant imagine you are going to find a house that doesnt have one issue, unless it brand new. Thanks and don't be scared! My suggestion when you get to that point is take somebody with you that knows a lot about houses. FH is a super handy guy, but when you are the ones looking at the house, its easy to get caught up in the house itself, and not look at what you need to look at! A third, neutral party is always helpful!

As for the septic, we filed an amendment yesterday asking that they pay for it. Our realtor, who by the way is totally surprising me by her hard work for once, obtain documents from the county when they bought the house stating the septic was in poor condition. So they knew about it and didn't disclose it. :snide: Hopefully we will have this worked out today or tomorrow!

Still waiting on the appraisal and underwriting, although our loan officer said she was in meetings all day yesterday, so I wasn't really expecting to hear anything.

YES! At least in CA they can. They have to disclose it if they know about it - if the buyer asks for any disclosures on it. If the buyer/agent doesn't ask, then they don't have to disclose it. I can't say it's the same in WI though.

Eh, yes and no. They can claim to not know about it, which you have no proof that they did or did not.

I just found out that the sellers are saying that there is nothing wrong with the septic. I sware, some people should not be homeowners!

We don't want to drag this out any longer, we are going to wait and see what they come back with. If they flat our refuse to do anything because they feel confident the septic is fine, we are going to ask that in the event that something happens to the septic in a two year period from the date of closing, they be responsible for it. If we have to sue them, I work for attorneys, so I'm not concerned about that!

Meanwhile, I keep getting the runaround from our loan officer, which is starting bug me. I can get a hold of her, but it takes forever for her to respond. We are waiting to hear from underwriting, still, but she received an e-mail saying they are backed up and it has taken them over a week to review our file. They keep saying we should have something by tomorrow, then tomorrow turns into the next day, then that turns into the next day, etc. etc. Its getting frustrtating.

Also, she got the appraisal back. I wanted to know the number that the appraiser came up with, and she never responded to my e-mail which is frustrating because we were going back and forth on e-mail up until that question. :irked: We close in 8 days. While we have the date scheduled, we don't have the time scheduled yet! We have a pre-approval, but not a loan comittment! Its getting really frustrating.

I hope so too! The thing is, our loan officer told us we didn't have to lock into a rate until 48 hours prior to closing. I had no idea that all of this had to take place after being locked in. Could you imagine what we would have been dealing with if we held out for the best possible rate?! OMG - we wouldn't be closing!

Wow, talk about being in the same boat. I totally feel like I'm a pain in my lender's rear and hate calling her so much because she never calls me. You're right - being in a service career you'd think they'd at least keep us updated!

Right now, my drink of choice is whatever gets me feeling good, and falling on my butt the fastest!!

I get back from lunch and get an e-mail from our loan officer. We have so much to provide them by tomorrow, its unreal. Some of it, we've already provided.

They need bank statements, from the bank, not online statements (which is the only thing we get!) and they need well and septic approvals per the USDA regulations (my thoughts, "GREAT! This is the beginning of the end!")

We appraised at what we are buying the house for. Which isn't great news, but isn't bad news. I would have liked a bit of a cushion, ya know?

The best part - Dan took a small 401k loan out to cover some costs on the house. They aren't sure if this will put us over the debt ratio, so we might have just screwed ourselves!

Looking at it more, I don't see how though. Dan got almost $1.00 raise, so did I. We are talking a matter of like $45/month. Also, I told her I would hope his raise would cover that little cost per month.

I'm so frustrated! AND on top of all of this, she informs me that she is going to be off tomorrow because she is having surgery. Not that I'm pissed she is having surgery, but now I have to deal with all of this with another person! Although, the good thing - she has one day to deal with me.

USDA needs a minimum of 48 hours to approve/review the loan. So, we still won't know until sometime next week. I am praying that we will close in time.

Nope. They even want me to have the bank sign off on it. At least the bank is only 3 minutes from my house :purplex:

Anyways, as if all of this wasn't enough, now we have more reports coming in from the county showing that the septic has been showing problems since 1986!

Our realtor is coming over tonight to discuss. We are getting everything we need tonight, hopefully. That includes, reports from the county, 60 bonds cashed, banks statements and signed real estate docs.

Yup - that is how I am looking at it! And ya know, between the two of us, who both work full-time and not home a whole lot due to other committments, its not like we are going to fill up that septic real fast. We'll just have to be careful. It bites, but oh well. I'm over it.

Oh and my panic because our loan officer needs everything last miniute - I talked to our realtor and she said no matter how much time underwriting has, they always do it last minute. She said that she has people who are building a house and the week before they go and close - its the same thing. So it made me feel a little better, but the fact that we are waiting on so much - UGH.

Oh and this is how my week is planned next week.

Wednesday night - final walk-through and moving some items over to the house
Thursday afternoon - closing on the condo
Thursday night - my parents get into town
Friday morning - closing on the house
Friday afternoon - moving
Friday late afternoon - meeting up with a potential limo company because they are in our town that evening
Saturday early afternoon - taste testing for the wedding at the hotel
Sunday - parents leave and I believe nothing else...yet. Maybe we can resume some projects this day

Inbetween all of this - we would like to start some of our projects like taking the paneling down, the railings around the living room, taking down the kitchen cabinets over the breakfast bar, framing in the master bathroom entrance off the kitchen and starting priming so we can eventually paint and get unpacked. :bbeek:

This weekend we've been moving stuff out to the garage so it would be easier when we started moving things over. Being in an upper unit does pose problems, that way.

In any event, there is a rather unpleasant lady in a lower unit kitty corner to us. In fact, she is unpleasant to most of the condo owners here. She has been trying to sell her condo on of off for years, so when we sold ours in not even 4 months, she called our realtor and tried listing with our realtor. Our realtor even agreed that she was crazy.

So, as I was moving things in and out today, I try to avoid her at all costs, but she made some comment to me (when she thought I was already in the house), something to the efect of.."maybe if she would smile once in awhile...".

Instead of handling it like a lady, my temper blew and I slammed open the door saying, "What the f**k did you just say to me?" Innocently enough, she said "Nothing". So, I told her, "Yeah, okay. Why don't you get over your f**king self!"

:bbredface: I don't feel bad because she is crazy and she has made comments before to Dan too. He just handles it differently. I am better than that to make such a scene, but I was so angry, especially when people say things behind my back in ear shot of me.

She hasn't been outside since. 5 days until we move - THANK GOD!!!! I am praying we have nice neighbors at our new house now though, too!

According to our loan officer we are on super rush and she notified the underwriters as well as USDA that if we don't close on Friday, we are homeless. :bbeek:

I guess, worse case scenario - our realtor said if we had to, she would put us in a hotel room for a few nights, she's done it before. I can't lie - even though it would suck that we weren't in our house yet, I wouldn't mind coming home to a hot tub and pool every night (and maid service) :innocent:

I just got off the phone with our realtor. I have to say, she really made me feel a lot better, and I wasn't even freaking out yet. I told her, "would you believe we still don't have any paperwork or anything even filed with USDA?" Her response, "Oh I believe it!" She said at this point, you have so much time for all the paperwork to get in. She has seen it in the past where 6:00 pm the night before things still aren't ready, but first thing in the morning they are. She also said that if everyone knows that you have no place to go on Friday, it will happen.

Worse case scenario, we sign all the paperwork on Friday, finish moving our things in and get the keys Friday night or even Monday. It would suck, but nothing we can do!

How long was the time between your offer and closing? Wasn't it about three weeks? I'm surprised they can't seem to work within your time frame, especially since the market isn't THAT busy!

Breckan - We had an offer in the beginning of March. We were waiting to lock into a rate amd finally did on the 11th. Our loan officer told us we could lock in as late as 48 hours before. Underwriting claims they had a lot of submissions on the 11th and 12th, and got back logged. It took them over a week to get back to us. USDA said they would require 2 days. And the appraiser is still holding this whole thing up.

Our loan officer did say that she put everyone on alert. I hope it works!

My loan officer finally heard back from the appraiser. Here is what my loan officer wrote me:

"Alright, The appraiser is going to get us what we need. She needs to go back to the property and get some information she said we will have it before the end of the day. My manager is personally going to give it to the underwriter and RUSH this. We are pushing it for a Friday closing however I am willing to do what ever it takes to push it for Friday.[/font]

My thoughts on this: other than the appraiser is going to get a piece of my mind once this is over, she knew since THURSDAY they needed additional information. I will give her the benefit of the doubt to say she couldn't get over to the house Thursday, maybe even Friday, too. She had Saturday, Sunday AND Monday to do it!!! I really want to know from her, what exactly was the problem!?
In additon to our wedding vows, I want our pastor to add, "As long as we both shall live, we will never move again!!!" This whole process is just ridiculous. No wonder nobody wants to buy a house.

I agree though - I am curious why your appraiser is such a slacker! Our realtor knew the appraiser personally for our house and we had the report back within 4 days (I think it was anyway)... at least a confirmation that it appraised at or above $80k.

She said - at this point, the worse case scenario is we close in the afternoon on Friday, not the morning.

WE ARE CLOSING!!!!!!!!!!!!!!!!!!!!!!

10:00 a.m. Friday!!!!!!!

We close on the condo tomorrow afternoon. Dan and I are both off tomorrow and Friday so that we can finish packing and move stuff over to the new house. We already took three loads tonight and probably several more tomorrow!!!

The end is near! I have to admit, I am feeling nervous just because it is all becoming so realy right now! I'm excited, don't get me wrong, but its just those last minute nerves!!

First, Dan's friend who owns a small engine shop, was on the lookout for him for a tractor to buy (people often drop off their tractors when they think they don't run anymore, but with a little TLC, good as new!). Well, he found one and Dan is all pumped to go and see it.

We have to go pay our FINAL water bill!!

Have to get cashier's checks for today and tomorrow!

Moving more things over to the house.

Start cleaning the condo. I have all the cabinets cleaned out, but just some bathroom cleaning, vacuuming, cleaning floors, etc.

Somewhere in here, I would love to go tanning. My face looks like cr@p after this whole process, and I'm pasty wisconsin winter white. :irked:

We had a water test, but it wasn't the RIGHT water test. So now, he we are less than 24 hours to closing and we had to get the seller's plumber out there to get this other type of test. Thank god it will only take 2 hours to get the results, so we should still be find tomorrow, providing that the test comes back okay.

Oh, and this was after the seller's couldn't have somebody at closing at 10:00am, so we had to push it back until 1:00pm. Our realtor has another closing at 3:00. I'm really hoping and praying we can still swing a 1:00pm closing and everything goes smoothly.

I'm BACK! I was without the internet all weekend, so I actually couldn't wait to get to work this morning to post. Here is how everything went down Thursday and Friday.

First, like I said in my last post, we were at the buyer's closing and we are trying to deal with this water issue. I tried to not let it get to me that night, because the sample was taken, we just had to wait for the lab to run it, which had to be Friday morning. My loan officer's processor also had some stuff for us to sign, so while we were at the title company, I was able to get it faxed over and faxed back. Not a problem. It just was stressful that all that was going down the day before and during the closing.

Earlier in the day on Thursday, we were shooting for a 10:00 a.m. Our realtor called saying that the seller's agent couldn't be there until 1:00 p.m. So we moved it then.

MOVING/CLOSING DAY!

So, we got up early and finished up packing and patiently waiting for phone calls from either our realtor or loan officer. Thank God my parents were there to help, because it really moved everything along that day a lot faster.

Around 9:50 a.m., I get a call from the processor (who by this point, I can't stand, she just seems like an airhead), who says the lab is still working on the sample and they should know any minute but they didn't get our signatures from the day before :bbeek:. Keep in mind, I don't have a fax machine at my house, in fact, most people don't unless they run a business out of their home. She couldn't have told me this YESTERDAY when I was at the title company with access to a fax machine? She knew I was faxing it over to her, but never mind calling me to tell me she hadn't received anything.

So, I drop everything I'm doing, run up to the gas station, get charged $5.00 to fax 5 pages! I call her, "Oh, no, I didn't get it yet! Try sending it again" :icon_barbar:I launched on her. I said, "I just got charged $5.00 to fax to you and you never got it. You couldn't have f***ing told me that yesterday when I wasn't getting charged to use a fax machine?"

I go to another gas station, they charge $2.00 a page. By this point, I'm like whatever, but the lady was nice enough to only charge me the $2.00. She finally got the fax, so I went home to finish packing and wait to hear when we are closing.

11:45 a.m., my loan officer finally calls back says we are clear to close, they got the test back and it was fine. I asked her about our down payment and what the total is, and she said that as soon as she finds out from the title company, she will let me know. She also said, at this rate, we will be closing more like 3:00 p.m., but will call you to confirm.

I called my realtor and told her 3:00 p.m., she had another closing so she said her boss would come and she would be there as soon as she could.

12:45 p.m. My loan officer called back and confirmed the time. It turns out it will be 4:00 p.m. because they are still waiting on the title company.

2:40 p.m. we finally finished up packing the house up and left. Made our way over to the house and started putting things in the house.

3:20 p.m., our loan officer calls and said, she is still waiting on the total. I told her we would leave in a bit and just wait at the bank until we hear so we wouldn't be too late. Not a problem.



3:40 p.m., we are driving down the road and our loan officer calls. Said that it will be another hour or so, because they didn't know that we were closing today :irked: and it is going to take longer to draft the documents. So, we turn around and finish packing up.

3:55 p.m., my loan officer calls, frantic. She says, "I..I-- don't even know how to tell you this. I feel like I'm going to throw up!". Basically, the title company refused to put the papers together and said they will not close us today. She was pissed, I was pissed. But, she said that she made some calls and found another company that would. Gave me the estimate figure to get from the bank and told me to get over there.

In the meantime, the seller's and their agent went over to my mortgage place where the closing originally was going to be only to find out that it wasn't going to be there anymore. They had to drive another 30 minutes to get to the new place.

4:50 p.m., we finally get to where we were closing. The seller's glared at us when we walked in. The new title company had EVERYTHING ready and even the money wired. They did a great job for being so last minute.

So, we are in our house, started some minor projects, but overall, I am just so physically and emotionally drained yet. I started some unpacking and cleaning, but unlike the condo, there is a lot more house to clean!!

Dan ripped down the paneling and the railings around the living room. We are going to start primering tonight!

And - we made out quite well with gifts! Our realtor gave us $50 Home Depot, $25 Bed, Bath and Beyond and $25 Kohl's gift cards. Our loan officer gave us a $50 Menards gift card.

I kinda feel bad the way I thought of our realtor before, because she really went up to bat for us. Also, our loan officer. She is a miracle lady, I sware! I can't believe they way everything turned out, but we are finally home!!

OMG... you had a rough day! I'm so glad you ended up closing on Friday though and not putting it out to today! CONGRATS on that!!!!!!!!! It sucks you got the runaround, but everything turned out at the end of the day :) :) :) :) :whoohoo: :whoohoo:

Thanks ladies!! It was a looongggg week, but I'm happy its over and now we can look forward to all of our projects. Home Depot is our new best friend...! LOL!

Hopefully within the next few days, I will have some pictures to post and a new journal started!

Yippy... Yippy Congrats... It's such a pain when closing doesn't go the way you want it to. You would think these people would have thier acts together and thier things orginized....I'm happy after all this hassle you are "HOME"

Ha, now I'm starting to doubt if we should really be trying to sell and buy right now after reading most of this thread.... it's just crazy!

Oh no! Don't doubt selling/buying! My only advice is make sure when you find a house you want to put an offer in on, make sure that no matter what the inspection may bring back, you are willing to stick it out to get it fixed. Also, bring along a neutral third party. Sometimes it isn't fun to hear negative things, but they are going in there with an open mind, because they don't have to live there and may point out things that you didn't see/hadn't thought of.

Eh, we are still going to try this year. The thing that is holding us up is that I gave my house in Iowa back to the bank 2 years ago, so if this were next year we'd be fine. FHA loans have a 3 year wait (it really sucks because I should have just given in back way earlier (like right after I moved out of state) but I kept paying for it until I couldn't anymore hoping it would sell). So we are in a position where we can't get approved for a second house either until next year or when we sell this one. It stinks because we already found a house we want, but now it's pending inspection by another buyer because we can't put an offer down. So until we at least have some serious lookers at our house, Im going to quit looking, but as soon as we have an offer, we will be able to get approved at least.

That is a good idea though. With the approval issue aside, right when we listed our condo, we went to look at a house, put an offer in, ended up in a bidding war and just walked away because we didn't have even one looker on our condo. Its better to just wait then be disappointed in the long run.
